Perfectly placed on the edge of the village which offers a choice of two traditional inns, village stores, a great selection of takeaways, and easy access onto the A39. The popular seaside town of Bude is just 6 miles away and boasts a wide range of independent shops, restaurants, bars, and a choice of three sandy beaches plus many more leisure facilities. Alternatively, head further along the coast on either the Cornish or Devon side and explore the rugged coastline and numerous picturesque fishing villages such as Hartland (9.5 mls), Clovelly (11.5 mls), Boscastle (19 mls), and Tintagel (24 mls). Other attractions accessible from here include Trethorne Leisure Park (26 mls) and Tamar Lakes (3.5 mls) which offer a wealth of water sports, superb fishing, and great walks. Stepping into the property you have a useful porch area with a washing machine and plenty of room to kick off walking boots and hang coats. Moving on into the open plan lounge/kitchen/diner, a spacious and light living space that offers distant views across the garden to open countryside and distant views to the sea beyond. The kitchen area has contemporary units and a built-in electric oven and hob, microwave, dishwasher, and fridge with an ice compartment. The breakfast bar has two stools and is ideal for a morning cuppa, and a separate table and chairs allow for more formal dining. The lounge space has a comfortable sofa and chair, Smart TV, and patio doors leading out to the gated terrace/balcony. Off the lounge is the master king-size bedroom with Smart TV, views over the rear garden, and an en-suite bathroom with shower over bath, WC and a bluetooth mirror. The second bedroom leads off the kitchen area and is a good size twin room this also has an en-suite shower room and WC. Heading outside via the patio doors is a small patio/balcony with charcoal BBQ and a bistro table and chairs, offering relaxing views over the garden. Guests are welcome to share with the owner the lawn garden below which is planted with established shrubs and small trees. There is off-road parking for up to 2 cars at the front of the property.
