Superbly located for a short trip into town, this exquisite, spacious 1-bed London flat is set within a boutique development just a 4min walk to Zone2 Queens Road Station,from which travel to London Bridge in just 8 mins. Peckham is home to an abundance of bars and restaurants and is one of the most cosmopolitan parts of London. Arranged on one floor this stylish, light-filled and comfortable flat is a perfect retreat. The living room sofa converts to a sofa bed for up to 2 additional guests. Peckham is a wonderful area of SE15, South East London. the neighbourhood has a relaxed feel with tons of great restaurants and galleries. The flat is on the edge of bustling Queens Road with its array of restaurants and bars to suit all tastes within walking distance. The flat is a large 1-bed flat on the third floor of a boutique development. On entering the living space, along the hallway is the modern, light-filled bedroom at the end of the corridor. The bedroom is perfectly located at the back of the property, overlooking Carlton Grove with views of the period properties along Queens Road. There is a comfortable King sized bed, bedside tables and bedside lamps. There is a wonderfully sized fitted wardrobe with sliding mirrored doors, for guest belongings. Along the hallway is the spacious bathroom with bathtub, shower over bath, basin, WC and towel rail. There is some surface space for toiletries and belongings next to the basin. On the opposite side of the hallway is the open-plan kitchen/living/dining area. There is a fully integrated kitchen with all appliances and conveniences. There is a Nespresso Vertuo coffee pod machine to enjoy, with some pods available. The kitchen leads onto the bright living room/dining room area with a large wooden dining table that comfortably seats 4 people, with a wooden bench on one side and 2 padded fabric chairs to the opposite side. There is a comfortable sofa with cushions where guests can relax reading or watching TV. The sofa also converts into a sofa bed (double bed). GUESTS NEED TO SPECIFY AT BOOKING WHETHER THE SOFA BED IS NEEDED. IF WE ARE INFORMED MORE THAN 48 HOURS BEFORE THE GUESTS ARRIVES THEN WE CAN ARRANGE FOR THE LINEN TO BE PUT ON THE PILLOWS AND DUVET (FOR THE SOFA BED). The sofa bed linen will then be stored in the Bedroom wardrobe within grey storage bags. IF THE BOOKING IS LESS THAN 48 HOURS BEFORE THE GUEST ARRIVES THE GUEST WILL BE RESPONSIBLE FOR PUTTING THE LINEN ON THE DUVET AND THE PILLOWS (FOR THE SOFA BED) The living room/dining room benefits from floor-to-ceiling windows with natural light pouring in. One of these windows is a door that opens outwards to a private balcony area - with 2 wooden chairs and a small wooden table for guests to enjoy some outdoor space. Guests will have access to the entire flat during their stay. I won't be around in person during your stay, however, a remote self-check-in gives flexibility for arrivals, after 3pm. My property management company, Pass the Keys®, is on hand to provide 24/7 guest support should guests need any assistance before, during or after their stay. The flat is professionally cleaned and the linen and towels are replaced with freshly laundered supplies between each stay. Each guest will receive one hand towel and shower towel to use for the stay. There will be some complimentary tea and coffee, as well as travel-sized bottles of shampoo, shower gel, and soap. Other items provided during guest stays are a washing-up pack, toilet roll, and kitchen roll. These should last a couple of days. If more is needed, there are various convenience stores and supermarkets locally including a Sainsburys supermarket which is 30 seconds walk away. The flat is located within the London Ultra Low Emissions Zone (ULEZ) and charges may apply for drivers. There is some free parking on side streets and some paid parking in adjoining roads. Please note that parking spaces are subject to availiability. Please read road signs for details of parking restrictions/payment instructions. Please do not park on the double yellow or red lines at the front of the property as guests may receive a parking fine. Other things to note Please note that personal log-ins are required for the Smart TV Apps. Other things to note For guest and building safety there is 24-hour CCTV at the entrance of the building.

We had a great time in London and the apartment was everything we expected. Cozy, good location (near underground and bus stops, supermarkets), secure, chic and modern. We couldn’t be happier with our stay and we would definitely stay there again.
Great one bedroom home. Modern vibe. Nice touch with the Nespresso Machine and towel warmer. King bed was a queen in comparison to US standard. Very responsive host. Overall, great stay.
Great place and had an amazing time
The apartment is exactly as in the photos, everything is very clean and complete. Excellent communication from the host. The only thing missing is a complete blackout on the curtains, I'm sensitive to light. For the rest, I highly recommend it. Thanks.

Kudu - a top-rated modern South African restaurant - just 2 minutes walk away.
Peckham Cellars - an airy wine bar shop that serves modern European small plates and great wines to drink and bottles to buy.
Beer Rebellion - A trendy craft beer venue with benches outside. This has a buzzy atmosphere every night and has a large selection of local brews.
Blackbird bakery - Lovely local bakery, just by Queens Road Peckham Station - renowned for their soudough loaves.
The Sourcing Table, in the heart of Peckham Rye, this wine shop and bar serves one of London's most exciting and extensive wine lists. They hold various wine tasting events through the year.
On busy Rye Lane, Nola Cofee is a hip local coffee shop. Nola change their coffee seasonally, bringing new coffee selections to Peckham. All beans are single-origin and ethically and sustainably sourced.
Mr Bao on Rye Lane serves a mix of delicious Taiwanese steamed bao buns, Asian favourites and some signature twists from the chefs.
M. Manze is London’s oldest (and still family-owned) traditional pie and mash shop in the city.
The White Horse pub, which has been serving the area since the early 1800's Serves Sunday Roast or their much loved Mondo's menu during the week.
The Montpelier, an independent pub serves excellent cask and craft beers, fine wines and an interesting list of small batch spirits.
Peckham Arches - An open-fire kitchen, cocktail terrace, event space & art gallary in the heart of Peckham.

Perced on Rye Lane, Forza Wine is a wonderful rooftop bar and restaurant with amazing views over the city.
Bussey Rooftop Bar
Cozy covered rooftop bar serving cocktails, mocktails, beers & ciders, plus pizza with 360-degree views of the London skyline.
Frank’s Cafe is the OG rooftop bar in Peckham an arty venue open only during the summer months for drinks, draught beers, food and music events.
For a calmer and more 'village' feel visit local Bellenden Road, described as the jewel in the crown of Peckham, this pretty road has independent boutiques, cafes and restaurants, including:
The effortlessly cool Artusi serving select Itailian wines and delicious homemade Italian inspired food, using locally sourced ingredients.
The Begging Bowl - For authentic (spicy) Thai food.
The Victoria Inn- A local boutique pub with beer garden which serves Sunday lunches and pub food during the week.
The grocer- The Village Grocer - For fresh fruit and veg.

Local Cultural activities:
There is a great local art scene with nearby art schools and galleries.
The South London Gallery is a 20 minute walk east towards Peckham - This gallary hosts a wide range of events from artist talks, film screenings and performances.
Goldsmiths Centre for Contemporary art is 25 minutes walk west towards New Cross.
MOCA at Copeland Gallery is a project based museum, gallery and project space.
Copeland Park and Bussey Building in central Peckham has a year-round calendar of art and cultural events, alongside some of Peckham’s best restaurants and bars, fitness studios, record and fashion shops, beauty salons, the Rooftop Cinema, vintage markets and contemporary art galleries.
Green spaces and walks:
The green spaces of Peckham Rye Park are within a 20 minute walking distance, or short bus journey, from the apartment.
The Green Chain walk from Nunhead to Crystal Palace is a 5.9mile walk starting at Nunhead Station, along the trial visit the famous Horniman Museum and Gardens or enjoy leafy Crystal Palace Park, covering 200 acres.
Fitness and wellbeing:
There are fantastic yoga classes at Yoga Rise and fitness classes at Milo and the Bull or Crank.
Peckham Pulse Leisure centre is 10 minutes walk away and has a fitness centre and 25m pool.
Take the 37 bus to Brockwell Lido, which has a classic 95m outdoor pool.
Supermarkets:
There is a very handy Sainsbury's Local that's open 07.00(am) to 23.00(pm) daily which is 25 yards/meters from the apartment's street entrance and has a 24/7 ATM next to it.
You will also find Tesco express store on Queens Road. For a larger store visit Morrisons within Rye Lane which is approximately an 12 minute walk away.
Peckham is within London Travel Zone 2 and has fantastic travel connections...
LONDON OVERGROUND AND UNDERGROUND SERVICES:
A 4 minute walk away - Queens Road is the closest station, and has fantastic links into Central London with London Overground and South Eastern services to:
London Bridge (in 10 minutes) for the Jubilee Line.
Connections to the Jubilee Line can also be reached at Canada Water (in 12 minutes).
BUSES
Peckham is well serviced with buses. The best bus stops are outside Queens Road which is 4 minutes walk away. Peckham Rye Station is 12 minutes walk away. There are buses to Oxford Circus (No.12), King's Cross (No.63), Shoreditch (No.78), Elephant & Castle (No. 363) and Aldgate Bus Station (|No.343). CAR
The M25 can be reached within a 45minute drive.
Parking - There is free parking along Carlton Grove although spaces are limited and there are Ringo Pay meters on adjoining roads.
Please note that our home is within the Ultra Low Emissions Zone (ULEZ) and therefore charges may apply for drivers. Please check the Transport for London website for further information and to check your vehicle registration.

LONDON CITY AIRPORT - From London City Airport DLR take DLR to Canning Town DLR Station, then change onto the Jubliee line to Canada Water Station from Canada Water take the London Overground to Queens Road Then walk short 4 minute walk to Carlton Grove. London Transport journey time approximately 45 minutes. Taxi journey time is approximately 30minutes.
GATWICK AIRPORT - Locate Gatwick Train Station (within the South Terminal of Gatwick Airport) Take the Thameslink train (towards Cambridge) and exit the train at London Bridge. At London Bridge, change trains and exit the train at Queens Road. Then walk short 4 minute walk to Queens Road. London Transport Travel time approximately 55minutes. Taxi journey time is approximately 50minutes.
HEATHROW AIRPORT - Locate Heathrow Train Station (within Terminals 2,3 and 5 of Heathrow Airport) Take the Piccadilly line to Hammersmith then at Hammersmith change onto the District line to London Victoria. At Victoria, take the train service to Queens Road. Then walk short 4 minute walk to Carlton Grove. London Transport Travel time approximately 1hour and 15minutes. Taxi journey time is approximately 1hour 10mins.
There will be taxi services available from all Airports with prices depending on taxi company, availability and car size required.
