Nestled within the picturesque landscape of the High Weald of East Sussex, our charming 17th-century cottage has been lovingly renovated to offer a unique and comfortable stay. Whether you seek a romantic retreat, trip away with friends or a family getaway, Birchford cottage promises an unforgettable break steeped in peace and nature. Situated in the heart of the countryside, ideal for walkers and wildlife enthusiasts, this cottage provides a tranquil escape with all the home comforts. Birchford cottage is cosy yet with plenty of space to have a comfortable stay. It has been fully renovated but still keeps its old-fashioned charm. This means that there are low ceilings and doorways in places so Please Mind Your Head! The cottage is fully double-glazed and has oil fired central heating to ensure you stay warm and snug. We also have 18 solar panels which supply sustainable energy to the cottage. The cottage is off a quiet, single track lane and down a private drive that is shared with the owners who live in the house next door. There are two allocated parking places for Birchford cottage directly outside. The front door takes you straight into the living room which has a low ceiling and wooden floor, with space to hang coats and leave your boots. There is a wood-burner to keep you warm on cold nights and a glass door onto the south-facing patio which allows in plenty of light. There is seating for up to five people with a three person sofa and two armchairs, as well as a coffee table and smart TV. The kitchen and downstairs shower room are a newer extension and have good ceiling height to allow you to cook and shower with ease. We have a good sized, fully equipped kitchen with dining table to seat up to five people, washing machine, dishwasher, microwave, toaster, kettle, fridge freezer and electric stove and oven. There is complimentary tea, coffee, salt, oil and milk provided as well as dishwasher tablets and washing up liquid. There is another door that leads into the back garden. The shower room is spacious and has been completely newly fitted with a large walk-in shower. The second, smaller bedroom is downstairs off the living room and has a triple bunk - double on bottom, single on top, so suitable for single adults, couples or children alike. It has a chest of drawers and hanging space. Upstairs is the large, newly renovated master bedroom with good ceiling height, exposed beams, king size bed, wardrobe with full length mirror, chest of drawers, desk space and ensuite bathroom. There is a curtain across the opening to the stairs on the ground floor instead of a door, and we have stair gates available if needed. We can also provide a high chair and travel cot (without bed linen) if requested in advance. The spacious ensuite has a full size bath and hand held shower. We welcome dogs, and there are plenty of woods and fields nearby where you can take long, safe walks. Please note that dogs are not allowed in the bedrooms. Birchford cottage is fully surrounded by its own large, private garden. It is not fully fenced and there is wilderness beyond so it is advised to keep dogs on leads when outside. There is a south-facing patio that is accessed through the living room and has a dining table and chairs, parasol and BBQ (please bring your own charcoal). The lawn slopes gently down to a small stream which can be heard babbling away in wetter months, and we have a fire pit and sun loungers here in the summer. The only neighbour is the owner's house and while the back of the house can be seen, the garden is not overlooked. Birchford cottage is far away from any roads and very quiet except for the sounds of wildlife. It is surrounded by fields on one side and untouched woodland on the other. You may well see a herd of deer prancing past as well as rabbits, foxes, owls, buzzards, woodpeckers and more. The night skies here are dark so good for star gazing. It is a real rural retreat; an escape from it all!
We hebben met ons gezin van vijf twee nachten verbleven in het huisje van Esme. Het is een heel charmant en knus ingericht huisje, van alle gemakken voorzien in een mooie groene omgeving. Plafond in de woonkamer is laag dus voor hele lange mensen minder geschikt. Het huisje was zeer schoon en het contact met Esme verliep heel plezierig. Als we opnieuw in de buurt zijn, komen we graag nog eens terug.
This is a beautiful and peaceful spot. The accommodation is lovely and cosy. Beautiful surrounding, great for looking out for wildlife, we even saw some deer. The cottage is well equipped, the beds really comfy, the kitchen has all you need and a dishwasher. There are maps and books suggesting walks in the area. They have a wood burner in the living room with wood so you can curl up in front of a fire. Everything is very clean and fresh. I would absolutely recommend this cottage. Esme and Richie were very kind and welcoming.
Op het landgoed van Esme staat een prachtige cottage. We hebben een super verblijf gehad. Het huisje is voorzien van alle gemakken. Opvallend zijn de fijne douche en de heerlijke bedden. 's Avonds lekker bij de open haard gezeten. Aanrader!

Birchford cottage is positioned in between the two small villages of Punnett’s Town and Rushlake Green which are both reachable by foot. Punnett’s town is a short walk up the hill and has a good children’s playground and lovely views to the sea. Rushlake Green is a 20 minute walk down the lane and has a great pub with fantastic food as well as the very friendly and useful village stores which also deliver. There are great footpaths with magnificent views all around, directly from the doorstep and plenty of circular options to include a stop off at one of the great local pubs. The town of Heathfield is a five minute drive away which has a good selection of supermarkets and plenty of independent shops along the high street, as well as the Cuckoo Trail for walking or cycling.

The local area including the pub, village shop and wonderful walks are accessible by foot directly from the front door. A car is advised for anything further as there is minimal public transport available nearby. There is space for two cars to park directly outside the cottage. Stonegate station with direct links to London, Tunbridge Wells, Battle and Hastings is under 15 minutes away by car. Taxis can be pre-booked if required.
