Highfield House is a stone-built house at Hillhouse Farm Escapes in the Scottish Borders. This is a large house with 4 great bedrooms and excellent living spaces, all recently renovated to a modern & cosy standard. You'll find a superb kitchen with a range cooker and large dining table (seating up to 10), a huge lounge, additional snug and a utility room. Best of all is the stunning rural location with incredible views. It's an easy one-mile walk to a pub. Tennis court on site. Dog friendly. Highfield House is available for up to 8 people on a self-catering basis with the option for two camp beds and travel costs for extra children/infants. The house is part of Hillhouse Farm Escapes in the Scottish Borders which is also home to a few thousand sheep. The Sutherland family have farmed here for over 80 years across 3 generations. It's a fantastic place - sitting high on the hills overlooking Lauderdale it really does have tremendous views. Highfield House was once a shepherd's house and it's been refurbished recently so now you'll find it to be modern & cosy. This is a really spacious house, over two floors, so you won't feel like you're living in each other's pockets, but it's also somewhere we hope you will feel immediately at home in. DOWNSTAIRS The cottage has a huge lounge with comfy sofas, a smart TV and beautiful artwork. The room also has a round oak table with 4 chairs, for card games or dining (kitchen also has a large dining table). Highfield has a superb farmhouse-style kitchen with a range cooker, dishwasher, larder fridge, larder freezer and all the equipment and crockery/cutlery you could need. There is also a lovely herringbone oak table with chairs for 6 (extendable to 10). Off the kitchen, you'll find a utility room with a washing machine and tumble dryer. There is also a WC downstairs. A further ground-floor snug living space (and kitchen!) are accessed via the upstairs, or via a further exterior door. UPSTAIRS From the lounge, the stairs take you up to four bedrooms and two bathrooms, and access to a further shower room. The master bedroom is very generous indeed with a king bed, bedside tables, plenty of clothes storage for longer stays, as well as new en-suite shower room with sink and wc. There are two twin bedrooms, and a camp bed or travel cot can be added to each of these for extra children. A further king bedroom has pretty views to the south. The family bathroom is on the landing and it has a shower/bath, sink and wc, and guests benefit from an additional shower room/WC on the ground floor (accessed via stairs from first floor). OUTSIDE Guests have access to a large garden area and can also book as much time as they like on our professional-grade tennis court! For those bringing a pet, please note that the garden is not fenced. OTHER INFORMATION The house is on a working sheep farm and there are outstanding walks right from the door. We do allow 1 dog (please let us know) and can sometimes permit a second dog with an extra charge. Dogs must be kept on a lead when in fields with livestock. We can also provide a field for a horse if you want to bring equine friends on holiday - please enquire.

A lovely relaxing family holiday! The cottage is beautiful, spacious, warm, really well equipped. Lots of nice walks from the doorstep, Lauder village close by, and also not too far from the park & ride for Edinburgh. Jo is a great host, checked that all ok on arrival & when we left. Can highly recommend!
The cottage is located within a working sheep farm, with beautiful rolling hills to stroll in. There is a top notch tennis court opposite, free of charge, which the kids loved. There is also a bird sanctuary less than 2 miles walk. The cottage has been recently renovated in a tasteful way. It was very warm and cozy (well insulated). The kitchen was well stocked. The master bedroom (en-suite) is huge. Jo’s instructions were clear and she seems very nice when I bumped into her. Hard to criticise really. We had a lovely break here and will return one day.
Staying on a working sheep farm in the Lauderdale area is a 'best of all worlds' location: it's the perfect place for chilling out, being outdoors, accessing Edinburgh (including the Festival), and moseying around historic Border towns. There is so much to do, you just have to work out how much you want to pack in! The Scottish Borders is one of the last "hidden gems" in Scotland and you will not be disappointed with it - full of history, landscape, seascapes, wildlife and all sorts of things to do. We also have fabulous cafes and restaurants so it's perfect for foodies too.
Most of our guests arrive by car but it is entirely do-able to come on public transport from Edinburgh. The farm is about a mile walk from the nearest bus stop (on the A68 by Carfraemill hotel) and regular buses head to Edinburgh and to Border towns. See the Border Buses website where you'll get details for bus number 51 no 52 . Only the major stops are listed on the timetable, but buses also stop at Carfraemill between the stated Lauder Cross and Oxton departure times. You just stick your hand out when the bus is coming!
