With dedicated parking on the drive way 2-3 cars, this property is perfect for exploring Herefordshire, Gloucestershire & Worcestershire. It's easy to walk to Ledbury’s shops & restaurants & train station. Keen walkers can walk from the front door via Dog Wood & Eastnor to the Malvern Hills. The area is also a cyclists heaven with many quiet lanes. (we have a garage for bike storage). The space is well equipped with comfortable beds, a SMART 50'' TV & good quality kitchen & bathroom items. You enter the property via a small hall with the kitchen to your right and lounge to your left. The lounge is a comfortable space for four, with generous seating, and a double size foot rest. The turquoise chair is perfect for curling up in. The TV is QLED and has a good quality picture. A selection of books and games are also provided. Both double bedrooms are at the back of the bungalow overlooking the garden. They are therefore peaceful. One bedroom has a king sized bed and the other a double bed. They have new, good quality medium-firm mattresses and are fully made up ready for your arrival. One of the bedrooms has patio doors into the garden. The bathroom is bright with a heated towel rail, full size bath and shower over- the water pressure is good. A bath towel and hand towel are provided for each registered guest. A combination boiler guarantees hot water when you want it. Shower gel, and bubble bath are provided as standard, alongside hand soap, and toilet rolls. The kitchen space is good with a bijou dining area that is is fit for purpose. As you would expect the kitchen is equipped with hob (gas), electric oven, toaster, washing machine. There is a freezer in the garage. Two sets of crockery, and plentiful cups and cutlery are provided so you do not have to keep washing up. Currently there is no dishwasher, but we're working on how to achieve that. As standard the kitchen has:- Olive Oil, salt and pepper, an array of herbs and spices, tin foil, cling film and baking sheet. During the summer fresh herbs will be growing outside the kitchen door. The garden is secure and hard scaped for ease of maintenance. Softening with potted plants will happen over time. It is a private garden- not overlooked at all. There is a table and seating for four, a BBQ and secure storage for bikes. For clarity the bungalow has a gas fired central heating system and is thermostatically controlled. The hot water is provided vi a combi boiler.
