Please read & look at the photos so you know what to expect for a very cheap v clean v safe beautiful home . I chose to live in this location as its super convenient / I do a lot of traveling - it’s beside the city & the airport - city public transportation on the doorstep. Please be realistic of this & not expect something you don’t want to pay for - hotels in Dublin €300+. ALL PROPERTY IS LEFT AT YOUR OWN RISK & THE HOST IS NOT RESPONSIBLE FOR DAMAGES OR LOSS. ************************************ HOW MANY LIVE IN THE HOUSE- ** The owner lives here & 1 other professional. ** **This is not hostel style accommodation ie there isn’t loads of people in the house. ** SLEEPING AREA- **Large Private Room ** **Ground floor sleeping area attached to the house but at the back of the house . ** **Light = you will need a light for example on your phone ready for check in so you easily walk around the back of the property. This is your responsibility so you can see the key lock box and access the property safely with full vision.** **Japanese style bed , mattress on an insulated floor. -This was out of choice as I didn’t want to clutter up with a bulky bed frame & I also wanted something that looked pretty. -They are so easy to move and keep clean. - I am asthmatic & I needed an airy, dust free option, there are no dust bunnies as it’s routinely aired in sunshine & fresh air. -Therefore this has been my main permanent bedroom for the last 2 years . -The foamy pillowy platform & firm floor beneath provide the perfect amount of support & comfort , which has helped my back. -Super cosy in the winter & cool in the summer heat.** **Smoke and pet free home no animals. ** ** it is your responsibility to lock the outside exit door to keep your valuables safe ** One person only in the room single mattress.** **This is not a shared room.** **Eye mask required if you like a dark room - roof windows.** **The house is all painted white so it’s bright throughout - crisp - clean. ** ** Your room looks onto a private secure garden. I love it especially when the garden wakens & everything is in full bloom, from listening to the birds in the morning to watching the stars at night : it makes you feel in touch with nature & gives a sense of calmness.** **Table - chair provided for reading / studying / eating .** SHOWER ROOM: **No lid on the toilet seat - this is my personal preference as I find them dirt catchers - if this isn’t for you please book elsewhere not sure why this bothers some people.** **You will have to go through the kitchen on the ground floor to the locked shower - toilet space.** **Very clean shower room** ** This is not an Ensuite and you will have to share the toilet area with other guests.** **Cosy, safe, warm. B1 energy efficient home- therefore instant warm water in the shower.** **Changing of clothes- you can do so in the private locked bathroom . ** WHATS PROVIDED- **Bed linen fresh sheets available -Extra bed linen available within the room.** ** Heating - there is a radiator in the room which is set to 20degrees it is your responsibility to switch on and off as required - it heats up very quickly as it’s a B1 energy rated insulated home. ** **Carbon monoxide - smoke alarms throughout please note these are very loud & connected to current guests mobile - cell phones. ** NOT AVAILABLE- **Room only - no cooking within the kitchen area.** **NO TOWELS please bring your own. **. ** No hand towels - it’s an environmental green home & I want the place kept clean therefore for hygiene purposes I don’t want hand towels shared between people so please take & use your own to prevent the spread of bugs. ** **No shampoo or shower gel provided - hand sanitiser only please bring your own.** **Room only - no use of the kitchen space or washing facilities - board only. EXTRA FEE **RUBBISH- the room is at a very fair price - I will request Airbnb for an extra cleaning fee if you leave behind your rubbish please take your left over stuff with you - this isn’t nice or cool or respectful. Nothing goes to land fill in the house it’s a green home so it’s composted & cleaned/ recycled - please be kind to the planet and sort through your own left overs by disposing of it after you leave the property.** EATING OUT- great coffee/dinner. Dinner - food = **The bald eagle in Phibsborough is great , food lovely very clean - 15 minute walk away.** **Two boys brew Phibsborough- coffee , brunch** **Kennedys Phibsborough. **

You get what you pay for - if you’re looking for a cheap, very clean and comfortable stay then I would recommend this. From the photos and description it didn’t show that the bed is in a conservatory - this might bother some, but I slept okayish. Fiona sent lots of clear instructions via what app beforehand.
Not so private because the room is actually a glass atrium but I stayed here only for one night so I didn't have a problem.The room was tidy though,the bed could be better.Nice,quite,beautiful neighbourhood ,far from the city center almost one hour to walk there, accessible by bus.
Had a great stay. Very close to town just have to take the 110 and you’re there. Fiona is lovely too, very responsive with clear instructions. Made my trip to Dublin 100x better
Fiona was nice and very responsive. I asked to leave an extra blanket for me and she did so. However. I would expect at least a bedsheet in addition to blankets, as it is not the best practice from hygienic perspective that different people use same blankets and they surely are not washed every time. I ended up sleeping in my dress as I didn’t feel comfortable sleeping with no clothes on. But I must say that the picture shows exactly what you get when you arrive, so there was no misadvertisement.

**Safe housing estate close to the city.** **This is a family area which is peaceful and safe - if you want entertainment-coffees / dinners out - 15 minute walk to the nearest village Phibsborough or 10 minute bus journey for €3 into the city quays - temple bar ** ** not a party area quiet residential area **. **10 minute to Phoenix Park/Zoo.**
City centre home and beside the m1 motorway link to the airport CITY CENTRAL: WALK- ** 40 minutes : you can walk to the city centre from the house from Smithfield onto the quays . * DRIVING-10 minutes : drive into the city , a taxi under €20 upon my last trip.** TRAIN-TRAM-**5 minute walk: to the luas and train station nearest stop from the house-broombridge ** BUS-5 minute walk away to the Bus into town around €3 or use a leap card can be purchased in the shop beside the house.** AIRPORT **Taxi =20 minutes to the AIRPORT= use the free now app on your phone , price approx €30 including the tip, this price based on my last trip.** **Aircoach BUS- you can get this from Parnell square (Parnell square is a 15 minute bus journey from the house on the 122 bus).** SHOPS **Coffee - Food out , 15 minute walk to the village Phibsborough.** ** Corner shop beside the house.**
