It is just a few minutes walk from the tram stop & the main Waverley train station (very convenient for arriving and departing) There is an abundance of restaurants, bars and shops right at your door & every main tourist attraction is within walking distance - you couldn’t hope for a more central location to explore Edinburgh! I have 10 years of experience on Airbnb & over 5500 positive reviews The flat is extremely central and convenient to reach if you are arriving in Edinburgh by train, bus, car or from the Edinburgh airport as the Elm Row tram stop and all other major transport links are located just outside the property. Short Term Let Licence No (Pending) - EH-70994-P EPC Rating - C This is a private room listing which includes; > A super comfy king-size bed & hotel-quality pillows. > A fully equipped kitchen > A bathroom with a rain shower. > There are private locks on the bedroom door to ensure complete privacy. The rooms and communal areas are all cleaned & prepared to a professional standard before check-in. Fresh bed sheets and towels are always provided. All the below is included in your stay: > Self-serve coffee, tea, sugar etc. > Body soap for showering. > Superfast Wifi > Iron & Hairdryer. > Adjustable room temperature heating. > Easy self-check-in anytime after 2 p.m. > Fully equipped kitchen (microwave, cooker etc) > 24/7 Host support. Paid parking is available on the side streets around the flat and free parking is available within a 15-minute walk from the flat (if you park outside the paid parking zone). Ein sehr schöner Aufenthalt in Edinburgh. Die Wohnung war sauber und gut gelegen. Für einige entspannte Tage in der Nähe des Zentrums von Edinburgh absolut perfekt. Gemeinschafts Bad lässt sich nicht ganz schliessen und die Küche ist sehr klein, doch ansonsten sehr schöne, charmante Altbauwohnung. Wir haben uns wohl gefühlt!
The flat is surrounded by many attractions, e.g. Old Town, the Castle etc. are reachable by foot in under 20 minutes. However, the hallway of the building is rather dark & as two female travelers this is a bit risky. This risk proved true when one evening we discovered a "homeless" person sleeping right in front of our door inside the hallway. Fortunately, the woman did not trouble us further. The room is spacious & charming, the beds were comfortable. Missing the desk that was pictured in the photos we did not see any possibility to use the kitchen. The shared bathroom is small without a working heating device. The shower worked well (until the heat died). The toilet was clogged for most of the time, but Ryan sent a handyman to fix it (though only after housekeeping checked & it still didn't work). The door to the bathroom could not be closed entirely, which left little privacy in a shared flat. The space has potential, but we would not stay again until these things change.
Very central location, walking distance away from main attractions and restaurants. The room was spacious as described. We had a bit of an issue with the heating but Ryan was very responsive and we were able to use a portable heater. The small kitchen was enough for our needs, good place for short visit.
This is a great location for a short break in Edinburgh. There are steps up to the flat so not ideal for anyone with mobility issues. The flat is shared so sadly that was the only down as the other guest was using the tumble dryer at 11.30 pm.... (until I had to request them not to) There was a small heater because of no heating but it was comfortable, clean, and perfectly placed for a short visit. Ample space and everything you need within walking distance.
La communication avec Ryan s'est toujours bien passée. Très réactif. Le logement est très facile d'accès, juste en face de l'arrêt de tram. C'est un peu bruyant la nuit mais on est en ville, nous le savions ... j'avais prévu mes boules Quies pour dormir et cela a bien fonctionné. Nous pensions prendre le tram pour remonter dans le centre ville mais finalement ça se fait très bien en marchant. Ryan n'y peut rien mais nous avons eu à faire à un autre couple de voyageurs en même temps que nous qui ne nettoyait pas la cuisine après avoir préparé à manger et j'ai du enlever moi même leurs cheveux de la douche. Ce logement mérite bien ses 5 étoiles pour l'emplacement top et la qualité de la communication avec Ryan. Je recommande ce logement. Edimbourg est magnifique.

Within 5 5-minute walk you have: Princes Street, Scotts Monument, Grass-market etc.
Within 15 15-minute walk you have: Edinburgh Castle, Royal Mile, Harry Potter’s birthplace, Carlton Hill etc.
Public transport could not be easier as the Elm Row tram & bus stop is located directly opposite the front door, which takes you into the centre within 3-5 minutes (or 10 minutes walking).
Taxis are also available directly outside if you prefer that transportation option.
