Home was furnished and well stocked. Very good communication from MaryJane regarding questions. Two queen beds had dips in the bed making them not as comfortable as expected. Home is located next to the train tracks, approximately 100-200 feet from the front door. Train passed every night, at least once, except Sunday morning, between 2 am - 7 am blowing horn multiple times and waking everyone in the family: expect to be awaken during the night. We later discovered other reviewers shared similar experience. We were expecting a home next to the river/lake. Unfortunately, water is drained from the lake from mid-April to sometime late in the year around November so the home, as do all the homes in the area, look out over a large mud area until water returns to refill the lake. The outdoor deck was still nice to have.

We recently had around a three week stay at Toby's Cottage. What a fantastic stay. Mary Jane is an absolutely fabulous host. The communication and response time from Mary Jane is second to none. The house had everything we needed for our stay. It was about a 10-15 minute drive to and from University of Tennessee. The house was very clean. The space and layout was great for our family as my wife and I had several family members come in for short stays while we were there. The kitchen was well stocked with necessities to cook meals at the house, which was a nice change from constantly eating out. But there are some very good restaurants just a short drive away. Having the washer and dryer was great. Wifi was fast and worked out well with multiple devices connected. The train didn't bother us at all. We actually thought it was pretty cool to hear the rumbling down the tracks and wait for the train to pass by. It was a great stay and experience! We would definitely book again.
