This is a fantastic waterfront log home nestled on 10+ wooded acres with 2 fishing ponds. If you're looking for a great place to relax, refresh, and reconnect - this is the place you're looking for! As you arrive, you're welcomed by a partial wrap-around deck with panoramic views of the two fishing ponds just a stone's throw away. The ponds are managed fishing ponds, providing hours of fun for kids, amateur anglers, and experienced fisherfolk alike. We hope you take time to sit on the deck and watch the sunrise, sunset, and wildlife (bald eagles, deer, turkey, foxes, and more) we share the land with, and maybe even see some of the bass, bluegill, and crappie jumping in the ponds. This is also a great property for bird watching. We regularly see hummingbirds, bald eagles, hawks, herons, and kingfishers along with the standard complement of neighborhood birds like cardinals, finches, woodpeckers, etc. There are ample opportunities for great wildlife photography! Inside the house, you're welcomed by a spacious living room with a vaulted ceiling. Large windows provide a grand view of the ponds and the surrounding woods. Summer or winter, this is truly an amazing view! You'll also find a large wood-burning fireplace that's great for snuggling in front of. Around the corner from the living room is the dining room. Here, you'll find a large, hand-carved wood table with 5 chairs and a bench seat to easily accommodate your family and friends. This table is a true work of art! Around another corner, there is a full-sized washer and dryer in case you need to do laundry. There's also a half-bath here in the hall. The kitchen is fully stocked with just about every pot, pan, utensil, dish, and food storage solution you could possibly need! We've had multiple guests cook Thanksgiving and Christmas meals here! You'll find a Keurig coffee maker and a carafe coffee maker (with filters provided), air fryer, waffle maker, sandwich maker, rice cooker, toaster oven, crock pot, blender, electric griddle, along with a wall-mounted oven and microwave. The electric range top sits on a center island with a bar and stools on the other side. This is great for setting up a buffet meal or sharing conversations while preparing food. At the other end of the house is the Bear's Den (owner's suite). Here, you'll find a luxurious King size, hand-carved, double-rail spindle bed where you're going to want to spend your entire vacation! We've made the beds with high thread count sheets, super comfortable quilts/comforters, and pillows that cradle your head like a baby! The en suite bath contains a shower stall, toilet, and single sink vanity. Beyond the Bear's Den is the sunroom. This space is fantastic for sitting peacefully and taking in the views of the surrounding woods, wildlife, ponds, and the bed of wildflowers. Upstairs, you'll find a very large loft space designed with comfort and relaxation in mind. There's a queen bed, large "Big Joe Fuf" foam bean bag lounger, 32-inch Smart TV with DirecTV, DVD/BlueRay player with a variety of DVDs, as well as puzzles and games. This space will accommodate the additional inflatable bed in the Heron's Nest closet if you need more beds during your stay. Moving down the hall, you'll find a full bathroom with a shower/tub combo, single sink vanity, and toilet. Past that are the Bullfrog Room and Heron's Nest bedrooms, each with very comfortable queen beds. The dormer window in the Bull Frog room provides a great space to sit and relax with a great view of the ponds. When it's warm out, leave the window open and listen to the bullfrogs serenade you all night long! You'll find the Buckeye Cave in the walk-out basement offering a large entertainment space. The entertainment center comes complete with a smart HDTV with DirecTV Cable and a BlueRay/DVD player. On the bar, there are tabletop hockey, Close the Box, and other bar games. There's a cork dart board and washer toss game. There's also a ladder toss game that can be played indoors or feel free to take it outside and play there. There's also cornhole because it's Ohio!! We've also included a ping-pong table and mini putting green! If you're looking for romance, the Buckeye Cave has that, too! There's a comfortable loveseat nestled in front of the wood-burning stove. This sits next to the beautiful sliding glass doors overlooking the stocked, spring-fed ponds. Stepping through these doors brings you to the patio, where you'll find a hot tub built for 6. Hot Tub towels are located in the basket just inside the door. Keeping things convenient, there's also a full bathroom in the basement, making it simple to rinse off when getting in and out of the hot tub. The patio is one of the best places to enjoy the holler! We've provided camp chairs for sitting around the wood-fire pit. We've provided chaise loungers for soaking up the sun. There are also hammock chairs that can be hung from the deck for ultimate relaxing comfort. As I said, this is our home away from home. We have incorporated little touches all throughout the house. We hope you enjoy finding them and appreciate how they turn this log house into a home. In addition to all of the wonderful attributes of this home, the surrounding property is equally exciting! Did we mention the fishing? There's fishing equipment in the basement and we hope that you'll use it! We've provided 4 fishing rods (2 adult size, 2 kid size) and some basic tackle. There's a memory book, so please feel free to write about your fishing experience. Please feel free to send us pics with your catch, and we'll put it up on our wall of fame! We also provide tubs of worms (for sale $5 ea.). This wonderful home sits on 10 acres of wooded land. We've blazed a few trails to make for peaceful nature walks any time of year. Feel free to turn over logs and stones in the woods and see what exciting critters you can find! There's a creek that runs the length of the property and feeds the main pond. This is a great opportunity to discover all kinds of small frogs, salamanders, and birds. There are also 2 butterfly nets which are great for creeking with the kids. Please don't harm the wildlife and return all creatures to their homes. You'll love the sound of the bullfrogs around the ponds in the evening. There are 2 security cameras located on the outside of the cabin. One is at the garage door and looks down the driveway. The other is on the beam above the hot tub (on the pond side of the beam) and focuses outward on the dock and pond. This camera has the ability to reposition and view the hot tub, but we keep it focused on the pond because that's where our safety/security concern is. Please feel free to check out the camera itself. It's plain to see where the camera is focused so you can verify that it's not focused on the hot tub. There are no cameras inside the house whatsoever. The two cameras that we have only view spaces visible to the public, where there is no expectation of privacy. Your privacy is important to us, and you can expect full privacy while you stay with us. Tampering with our disconnecting cameras is grounds for immediate cancelation of your booking with no refund for any used or unused portion of your booking. Whatever you're looking for, Black Bear Holler is a great place to find it! Centrally located, you'll find just about everything Ohio has to offer locally or as a short day trip. Locally, you'll find tons of things to do. We're only 20 minutes away from Salt Fork State Park! There are miles of hiking trails and shorelines for fishing and nature watching. Salt Fork State Park encompasses a stunning landscape featuring forested hills, open meadows, and misty valleys decorated with winding streams. With thousands and thousands of acres of land and water, the park has something for every outdoor enthusiast. Boaters will appreciate the park's two marinas and eight launch ramps; hikers will be challenged by a trail system that offers a variety of lengths and levels of difficulty; history buffs can visit the historic Kennedy Stone House; and golfers will enjoy the top-rated 18-hole golf course. Check out the Hosak's Cave and Spring Wild Flower hikes. There's archery, boating, fishing, golf, and a great nature center to explore. Black Bear Holler is just 30 minutes away from The Wilds, the #2 Best Safari Park in North America (according to USA Today)! Experience the Open Air Safari tour, get up close and personal with the animals on the Wildside Tour, and you can even enjoy the Winter at the Wilds tour if you're visiting between Nov-April! 45 minutes East is Senecaville Lake Park. Seneca Lake is Ohio’s third-largest inland waterway that offers a variety of fishing, boating, and water sports. An hour west is Dawes Arboretum for additional outdoor exploration opportunities. Short day trips might include Hocking Hills, Amish Country, Canton's Pro Football Hall of Fame, and Wheeling, WV We have a rental agreement that binds renter and host once you have completed booking. Terms of the rental agreement are found below: SHORT-TERM RENTAL AGREEMENT I. The Parties By booking and checking-in to this property, Renter (Tenant) enters into this Short-Term Rental Agreement ("Agreement") on behalf of themselves and all members of their party with: One (1) individual(s) known as Greg Brooks with a mailing address of 4873 Claysville Rd, Cambridge, Ohio, 43725 ("Landlord"). Tenant(s) are responsible for reading, understanding, and complying with the terms of this rental agreement. Failure of the Tenant to read and/or understand the terms of this agreement does not absolve Tenant and/or members of Tenant’s group from complying with the terms of this agreement. Any violation of the terms or conditions set forth in this agreement, whether intentional or accidental, can result in additional monetary charges and/or early termination of this agreement by landlord, resulting in eviction from the property. No refund for any portion or entirety of your stay will be provided should this occur. Landlord and Tenant(s) ("Parties") agree to the following terms and conditions: II. The Property The Tenant(s) agrees to rent the residential dwelling described as a(n) single-family home with a mailing address of 4873 Claysville Rd, Cambridge, Ohio, 43725 ("Property"). The Property consists of 3 bedroom(s) and has 3.5 bathroom(s). III. Furnishings The Property shall be furnished by the Landlord. Landlord shall provide the following furnishings as part of this Agreement: Bedroom Set(s) - Including but not limited to beds, pillows, sheets, nightstands, and lighting fixtures. Dining Room Set(s) - Including but not limited to tables, chairs, and other items that complete a dining room set. Kitchenware - Including but not limited to pots, pans, utensils, appliances, cleaning supplies, and other everyday items that complete a kitchen set. Living Room Set(s) - Including but not limited to couches, chairs, sofas, televisions, desks, and other common living room items. Other - Deck furniture and hot tub. IV. Parking The Landlord shall provide parking as part of this Agreement in the form of a gravel parking pad in front of the garage. This space can accommodate 4 vehicles. There shall be no fee for the parking space(s). V. Period and Guests The total amount of individuals allowed to stay at the Property for any period will be limited to eight (8) people (6 adults and 2 small children). In addition, the Tenant(s) are allowed to have a total number zero (0) Guests on the Property. If renter brings additional guests beyond what's listed in the booking, Tenant will be charged an additional $250 per additional person per day (or any partial day). This means an extra unreported person that arrives in Friday and leaves on Sunday will incur an additional charge of $750 ($250 x 3 days [Fri, Sat, Sun]). If additional guests are discovered prior to checkout, Tenant will be charged and may be asked to vacate, and be will be ineligible for a refund for any used or unused portion of their stay. VI. Start and End Dates The term of this Agreement shall begin at check-in and end at check-out as designated on the rental platform ("Rental Period"). The Tenant(s) shall be allowed to check-in at 04:00 PM and check-out at 12:00 PM. VII. Rent The rent is due by the Tenant(s) to the Landlord and shall be paid in full prior to check-in using the rental platform. VIII. Security Deposit The Tenant(s) shall not be obligated to pay a Security Deposit as part of this Agreement. Tenant will be required to purchase Property Damage Protection through VRBO or covered through Air Cover on Airbnb. IX. Pets Pets are not allowed. Bringing pets on property will result in immediate termination of your booking, immediate eviction, and an additional $750 fee per animal per day for the last-minute scheduling of cleaners who clean after pets. Service animals are excluded from the pet policy. If Tenant or Tenant’s group requires a service animal on site, we would appreciate if tenant would notify landlord of the requirement prior to entering this rental agreement. This provides the landlord the opportunity to schedule cleaners who specialize in pets. Tenant shall provide information as to what service the animal provides. The service animal must be housebroken. A service animal must be under the control of its handler at all times. Tenant will be responsible for the service animal being kept under control at all times, and will not be left unattended in the property. Tenant is responsible for removing all animal waste by bagging it and placing it in the dumpster outside, not inside, the cabin. There is no pet fee or deposit for service animals. However, Tenant will be financially responsible for any damage caused by a service animal. Landlord and Tenant will each fully comply with Federal and State requirements under the Americans with Disabilities Act (ADA). X. Fees, Taxes, and Deposit The Tenant(s) shall be responsible for the following fee(s) as applicable based on rental platform: Cleaning Fee Property Damage Protection (booked through VRBO) Additional Guest Fee Any future, additional, fees as determined based on the circumstances of the booking XI. Termination Landlord has the right to inspect the premises with prior notice in accordance with applicable State laws. Should the Tenant(s) violate any of the terms of this agreement, the rental period shall be terminated immediately in accordance with State law. Tenant(s) waive all rights to process if they fail to vacate the premises upon termination of the rental period. Tenant(s) shall vacate the premises at the expiration time and date of this agreement, or earlier at the landlord's discretion for violation of the terms of this agreement. XII. Utilities The Landlord shall be responsible for providing the following utilities: Cable / Satellite TV, Electricity, Internet, Trash Collection, Water and Sewer. All other utilities to be paid by the Tenant(s). XIII. Maintenance and Repairs The Tenant(s) shall maintain the premises in a good, clean, and ready-to-rent condition, and use the premises only in a careful and lawful manner. Tenant(s) shall leave the premises in a ready-to-rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next tenants. Tenant(s) shall pay for maintenance and repairs should the premises be left in a lesser condition. XIV. Trash Landlord requires the Tenant(s) to use the following instructions for trash removal on the Property: Please empty all trash cans (each bathroom, basement, and kitchen) and place bagged trash into the green trash bin in front of the garage. Please place a brick on the bin to prevent critters from getting into the trash. Trash pickup is on Monday morning (usually around 6:30 a.m.). Please put trash out for collection each Sunday night/Monday morning (before 6:00 a.m.). XV. Subletting Tenant(s) shall not be allowed to sublet the Property. If Landlord does allow the Tenant(s) the right to sublet, an amendment must be signed by both Landlord and Tenant(s) and shall be attached to this Agreement. XVI. Quiet Enjoyment The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. The discharge of firearms is strictly prohibited and will be grounds for immediate removal with no refund. There is no set Quiet Time on the Property although the Tenant(s) shall be obligated to respect the quiet enjoyment of neighbors during the term of this Agreement. XVII. Smoking Any and all forms of smoking shall not be permitted inside the Property. All smoking activities MUST occur outside and away from open windows. This includes tobacco (cigarette/cigar), cloves, marijuana, e-cigarettes and “vaping”, and any other form of smoke. XVIII. Landlord’s Liability The Tenants and Tenants' Guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenant(s) expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenant(s), and that Tenant(s) should purchase their own insurance for Tenant(s) and Guest(s) if such coverage is desired. XIX. Attorney’s Fees Tenants agree to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by Landlord enforcing this agreement. XX. Use of Property Tenant(s) expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenant(s) do not intend to make the property a residence or household. XXI. Shortened Stays and Conditions There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. This includes delayed or cancelled modes of transportation such as planes and trains. There shall be no refunds of rents due caused by the tenant checking in late or departing early, regardless of the reason, including eviction for violation of terms of this agreement. XXII. Showings If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the stay of the Tenant(s). Every effort will be made to schedule the showing at a convenient time and not interrupt the day-to-day activities of the Tenant(s). Tenant(s) shall allow reasonable viewings of the Property during standard hours. XXIII. Firearms No firearms shall be allowed on the premises at any time for any reason. You may keep firearms secured in your vehicle. Firearms will not be displayed, used, fired, bought, sold, or traded on the property. There is absolutely no hunting on the property. XXIV. Fireworks The Parties agree that Fireworks and other hazardous materials may not be used in or around the Property. XXV. Illegal Use Tenant(s) shall use the property for legal purposes only and other use, such as but not limited to, illegal making or using of drugs, abuse of any person, harboring fugitives, etc. shall cause termination of this Agreement with no refund of rents or deposits. XXVI. Fire Alarms If the Property has fire alarms the Tenant(s) must notify the Landlord without delay if a fire alarm “chirps” or has a low battery condition. XXVII. Keys There shall be a total number of zero (0) keys given to the Tenant(s) at the time of possession. Tenant(s) will select a 4-8 digit passcode for electronic door lock. This lock will be activated at check-in time on the day of check-in and deactivated at check-out time on the day of check-out. Each guest will choose and maintain control over their passcode. The passcode can be reset any time by notifying the Landlord. XXVIII. Possessions Valuable items left behind by Tenant(s) will be held with every reasonable effort made to contact in order for a safe return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. Landlord shall not be held liable for the condition of said items left by the Tenant(s). XXIX. Notice In the event written notice is required the Parties shall be recognized by the e-mail addresses used at the time of booking. XXX. Landlord's Contact All communication between host and tenant shall take place on the booking platform. XXXI. Governing Law This agreement is governed under the laws in the State where the Property is located. XXXIII. Lead-Based Disclosure It is acknowledged by the Parties that the Property was not constructed prior to 1978. Therefore, the Lead-Based Paint Disclosure Form is not required per federal law. XXXIV. Disclosures It is acknowledged by the Parties that the Property was not constructed prior to 1978. Therefore, the Lead-Based Paint Disclosure Form is not required per federal law. XXXV. Severability In the event any provision or part of this Agreement is found to be invalid or unenforceable, only that particular provision or part so found, and not the entire Agreement, will be inoperative. XXXVI. Additional Terms and Conditions In addition to the language stated in this Agreement, the Parties agree to the following: No eating in the hot tub. No glass in the hot tub. Fishing ponds are for "catch and release" fishing only. Do not remove or kill any animals in or around the ponds, or anywhere on the property. There is absolutely no hunting of any kind (gun, bow, etc.) at any time. Weapons/firearms are not allowed inside the home. Please secure any and all weapons/firearms, along with ammunition, in your vehicle. Do not remove or kill any animals in or around the ponds, or anywhere on the property. There are life jackets in the deck box. Children and adults should wear life jackets when on the dock and/or exploring around the ponds. There are 2 security cameras located on the outside of the cabin. One is at the garage door and looks down the driveway. The other is on the beam above the hot tub (on the pond side of the beam) and focuses outward on the dock and pond. This camera has the ability to reposition and view the hot tub, but we keep it focused on the pond because that's where our safety/security concern is. Entire Agreement This Agreement together with any attached addendums or disclosures shall supersede any and all other prior understandings and agreements, either oral or in writing, between the parties with respect to the subject matter hereof and shall constitute the sole and only agreements between the parties with respect to the said Property. All prior negotiations and agreements between the parties with respect to the Property hereof are merged into this Agreement. Each party to this Agreement acknowledges that no representations, inducements, promises, or agreements, orally or otherwise, have been made by any party or by anyone acting on behalf of any party, which are not embodied in this Agreement and that any agreement, statement or promise that is not contained in this Agreement shall not be valid or binding or of any force or effect. XXXVIII. Acceptance of Terms of Agreement Your payment through the rental platform and/or taking possession of the property after receipt of this agreement, is evidence of your acceptance of the terms of this agreement and your intent to use the property for a vacation rental. Furthermore, as stated above, any violation of the terms or conditions set forth in this agreement can result in additional monetary charges and/or early termination of this agreement by landlord, resulting in eviction from the property. No refund for any portion or entirety of your stay will be provided should this occur.

We absolutely loved staying here. It was a stunning cabin, and the decor was like staying in the luxury Disney themed hotel! The view of the pond from the hot tub made evenings magical and the host was so helpful and responsive! We will be back for sure.

Would easily rate our stay more than 5 stars if possible. There is so much to do. You can spend your whole stay inside looking at small personal touches and playing indoor activities, or spend it outside with plenty of options from the hot tub, fishing, exploring the property, or a fire by the pond. Gregory is a great host, with plenty of local recommendations, and very responsive. There is no details missed with fishing gear, firewood, anything you would possibly need readily available at the cabin. Can’t wait until our next stay.

Amazing! This property is stunning. As soon as I opened the door I was speechless. The interior of the home is so perfect. The touches and accents throughout are spot on. The property is beautiful as well. Quiet area enjoyed hiking and fishing. Our family never left the property there was so much to do. The game room on the lower level kept all ages entertained. I would definitely come back again.
