The ocean views are truly spectacular! The spot is quiet and quite private as down off of the road. The place itself was decorated with lovely ocean/nautical paintings which suited the location perfectly. The furniture is older but mostly comfortable. There is a cemetery to one side but you don’t really notice it. The only negative remark would be that the place could have been cleaner. The shower has orange soap scum/water stain along the moving door, the HRV and fan vents were very dusty/dirty. The bedding and towels are a little old and worn looking. The network and password for the wifi and Roku weren’t written anywhere so we had to call the host. The host was away so response time was a bit slower. There was no toilet paper, but everyone forgets things and host offered to reimburse us for the toilet paper we had to go buy.

The view of the ocean from the windows and the deck was excellent. The place was quiet. No road noise or dogs just mother nature. Plan to be self-sufficient. Bring your food to cook as there won't be delivery here. The kitchen has all the pans you need and a drawer with all those things you need like tongs and a spatula. I enjoyed the firm bed and there were lots of extra blankets. The bedroom sliding door and all the windows have screens so you can enjoy the sea air while avoiding the mosquitoes. Come prepared for mosquitoes. They come for cocktails at 4:00. You have control of the heat or A/C and they both worked great. During the month of August I had the A/C on twice only as the ocean breeze was perfect.

We had a couple of disturbances and also positives. First disturbance, no air conditioning during the entire 28 day stay which meant uncomfortable temperatures during high humidity and higher temp days. We contacted Air BNB support which assisted with a partial refund for the missing AC which we appreciated. Second disturbance, there is a humming sound along the interior wall that runs the length of the unit. The sound is loudest in the bedroom, but it can be heard throughout the unit and takes away a bit from hearing the ocean clearly. Sonja explained this sound was a freezer located in the building where boats used to be built. Beyond our two disturbances, all else was as advertised. Sonja's thoughtful attention to decorating details of local art, soothing interior colors, and boat building history were lovely and a bonus was a beautiful flowering potted plant on the patio.

This place is located on a peninsula. The location has pros and cons, beautiful view from all angles but the cool Atlantic air makes it very windy and cold. Lots of stairs as it’s located on top of a shop. The couch is the most comfy thing I have ever sat on and has a matching arm chair. There was games, and the host even had some essential groceries available which was an amazing touch. The graveyard located on the side of the building was a little creepy but can only be seen if you really try to look for it. Overall this place was better than expected for the price. The photos don’t do it justice and even my friends who grew up close by couldn’t believe how beautiful the sunsets were in Pinkneys Point. I would definitely recommend.
