Villa Shulman Monte Circeo (Punta Rossa) – Lazio – Italia The Monte Circeo is one of Italy’s most unspoiled, beautiful and exclusive residential areas. It forms a peninsula rich in History, Flora and Fauna and it is since the early 1970th fully protected against any kind of further construction. Only a limited number of large seaside Villas exist. They were built in the early seventies most with surrounding land exceeding one and a half Acres (50000 M2 ) .The owner of the property has built the Villa 35 years ago and maintained it in mint condition. The Villa Shulman at " Grotte delle Capre" and is probably one of the largest home in the area. It is facing South with a direct waterfront and totally esclusive sea access. The Area is gated and the immediate access roads are private and some are unpaved due to the area having been declared a “Nature Reserve”. There are numerous castles and watch towers seaming the Peninsula dating back to the 14th century. A professional Golf Course and the adjoining international Polo Club ground are reachable in 50 minutes. Rome or its Fumicino Airport are less than 1,30 minures/ hours’ drive away Rome and Naples can be reached withi and three hours respectively. There are excellent train connections from Priverno Fossanova from Ternini Rome central Station.. The static of the Villa was done by one of Italy’s most prominent building engineers,. The House is built on base rock and the entire sea front side has been secured with 30 reinforced concrete pilings reaching 30 meters down to sea level. The main house exceeds 500 square meters in living space. Its construction and partially covered terraces exceed 300mq. The house consists of one master bedroom suite with private terrace and three guest room suites all with private bath. The main floor contains a large living room with a panoramic window, an office, a good sized kitchen and working area. The house has an excellent central oil heating system and the master bedroom has air-conditioning. There is also an extra guest bath and a service bath. Below the main terrace of the house are two additional apartments totalling about 120 square meters .all with plain sea view. The comfortable beach shower room has a washing machine for guests’ use and space for beach equipment storage. Above the main house is a 50 square meters parking area with sun-shading. The two separate apartments can also be reached independently by a descending paved road with parking in front of the apartments. As the owner prefers the sea for swimming, he has not built a swimming pool. There are steps down to the sea level. An area in front of the Guests apartment terrace has been statically prepared for a pool in case of requirement and a building permit may be requested.
