This property is really well maintained and inside the woods. It looked even better than the pictures. If you are looking for calm and silent stay away from the typical tourists coming to Patnitop, this is the place for you. You will be completely secluded and you would hear birds chirping in the morning. The hosts are welcoming and they have an in house kitchen along with care takers who will cook for you from a standard food menu. You can also go on a trial down form the property. The only thing is that you will have to walk down hill a bit after parking your car in the parking on the main road avoid carrying heavy luggage but even if you do the care takers are kind enough to help you with it.

This is the second time I'm staying at Nikkus Villa and I made sure my Kashmir trip was planned to make sure we could stay here. The house is absolutely beautiful with everything you need. The food is excellent and the service by the caretaker and their team is something I've seen at no other Airbnb's. The host Pooja is extremely accommodating and has great local recommendations. This place has great vibes and feels like a second home. The place is away from the hustle and bustle of the cluster of hotels but still close enough for you to enjoy everything patnitop has to offer. The BBQ and bornefire were a plus. I can't wait for my next trip to Nikkus Villa.

We booked the whole villa. It was very nice and authentic. we loved the vintage vibes. there were plenty of entertainment available like board games, music system, TV etc. Food was also good except for the barbeque chicken which was quite undercooked. We also got indigestion due to that the next day. However, the staff there were quite helpful and provided the things we needed.

Amazing views from.villa and rooms as well. they have each and every small and big show pieces there. completely feels like some luxury dream home sweet home. food taste and quality was amazing
