We rented Ricky's place for a 3 month stay as we travel for work. We had discussed parking arrangements prior to arrival and were assured there would be no issues with having our car and motorcycle at the apartment complex. We also discussed our 35lb dog being allowed, as well. Upon arrival, Ricky greeted us, gave us the tour, and started to warn us about the motorcycle being a problem and the downstairs neighbor possibly giving us problems too. We then entered the apartment for the first time by ourselves and found half eaten food and semi-full cabinets in the kitchen, used hairy soap bars in the bathroom, and drink stains in the bedroom. Within three days of moving in, a noise complaint was made and Ricky had us put down a sound buffer mat and two rugs to comply with the HOA's complaint from the downstairs neighbor. A few weeks in, we were asked to move the motorcycle and car a few times, due to them not pleasing the HOA. Next, Ricky asked us to sign a 1 year lease, which we did as well as an addendum that we were satisfied with. That being said, we use AirBnB to stay away from these types of things and Ricky did not disclose this in his listing. At week 7, we almost had our car towed. The HOA stated it had been parked in one spot for 10 days and it had not as we use it daily to go to work. It was then brought to our attention that these parking problems were an issue arising from negligence on Ricky's part to comply with his HOA. We were then presented with an addendum from the HOA to sign a 1 year lease that had no cancelation clause, required pet preapproval, required Ricky to present this document completed to his HOA two weeks before move in, stated we would assume liability for any dues not paid or fines incurred by Ricky, stated we would have to pay for any costs the HOA would incur from taking legal action against us or Ricky, and it stated that it superseded any legally binding documents completed between us and Ricky at anytime. We were uneasy with this, to say the least. After stressing out about it for a few days, while Ricky tried to coerce us, using tactics like guilt tripping us through stating "we should trust him," "he didn't want to offend us, but it is common sense to sign such a document," and my personal favorite, "Guys, everyone in this complex has signed this." Mmmm, gotta love peer pressure, condescension, and getting personal in these situations. Pretty distasteful, especially after he failed to pay the internet bill once and we were without internet for a day, Ricky knowing that one of us works remotely. We told Ricky we were not going to sign the document from the HOA and started to get AirBnB involved, which was a great choice, as they got out of Ricky some useful information. First, the HOA could tow both of our vehicles at our expense and second, the HOA could deactivate the fobs needed to get into the building that the apartment was in. This was a big concern to us, as we are not keen on having our vehicles touched and possibly leaving our dog and all of our belongings in an apartment with no way to get to them. After securing a roof over our heads at an extended stay hotel, we told Ricky we would be leaving. He continued to try and get us to stay, going so far as to state he would concoct an outlandish document to sign his $23,00 Nissan Rogue over to us, should we be held liable for anything after signing. I hope I need not say more for anyone to gain an accurate read on Ricky's presentation and how he conducts himself. Had Ricky complied with his HOA and also stated it in the listing, we would not have even chosen his stay. We do not appreciate being used as guineapigs and being put in the very type of situation this wonderful service has helped us avoid in the past.

Ricky is a great host! He’s quick to respond whenever you have any questions, and he makes sure everything is clean and perfect for your comfort. The place is great as well. Across the street is the metro station, so you’re able to go anywhere for entertainment. It’s quiet and everyone in the building keeps to themselves, so you have complete privacy.

The apartment is everything you might expect: cozy, comfortable, in a beautiful condo and area. Ricky is an 11. He’s so very kind and he’s always interested in your well-being. He’s ahead of any possible requests you might have. We would definitely return if we’re ever again in the area, and we would definitely take Ricky out for drinks!

Ricky was a fantastic host. Super duper nice. If I could rate this 11/10 I would. The house was clean and also very nice for the price. Right across the street from the metro so my girlfriend and I barely drove anywhere which was amazing. My man Ricky even threw in some Wine and Coronas for us. He’s such an amazing and nice guy I can’t get over how hospitable he was and how he treated us like guest of his not Airbnb I’d recommend this Airbnb to anyone and everyone trying to have a nice weekend in DC.
