This is undoubtedly a lovely property but we paid approximately £5500 for Christmas week and this unfortunately does not represent value for money. The property adequately sleeps 12 within the well appointed 6 bedrooms in the house and another 4 in the two bedrooms in the garden lodge. However; oven, fridge/freezer and sofa capacity falls well short of the mark for 8-10 persons let alone 15/16. There is one standard double oven and associated hob - which is the type you would normally find in a standard modern 3 /4 bed estate house. It is a similar story with the fridge freezer, which albeit is a American style appliance, it still falls far short on capacity for what is required for a house that sleeps up to 15/16 persons. There are only three standard size sofas and one large tv within the sitting room which do not seat more than 6/8 adults in comfort. There is another large tv within the beach bar / summerhouse but it is unlikely that you would chose to use this area during the winter months. The property main description also states that there is an ‘open flame gas fire’ within the comfortable sitting room area, which would have have been really nice, if it had not been for the fact that it has been disconnected and is not therefore available for use. The property is also overlooked from all but one side, albeit the pictures of the property in the listing do not really accurately depict this fact. You would potentially expect a property of this size to at least sit in its own plot without being overlooked by multiple other properties; the position is almost as if it was a back land development but I believe the actual situation is another property has been built in what was the original front garden of this property. All garden areas of the property, including the hot tub, are monitored by a web based CCTV system (i.e. the type that the owner can use remotely via an app at anytime to view activity at the property). There is also one camera positioned within the property in the ground floor hallway which monitors access to the two downstairs bedrooms and bathroom / toilet - we found this wholly unacceptable and inappropriate.

We really enjoyed our stay at Bacton. We were there to celebrate an early Christmas with friends and it was great. It is decorated beautifully and it feels so, so homely. We also loved a ‘Boxing Day’ walk to the beach! Thank you!
