The farmhouse is a beautiful villa situated 800 meters above sea level and surrounded by forests of oak and chestnut trees. The geographical location is very strategic to reach many tourist centers of Tuscany and Umbia. The Casale is surrounded by terraced fields which date back to the house, full of walnut trees, olive trees, fruit trees and stones. The old barn house has been transformed into a charming Independent outbuilding with a double bedroom, a bathroom and a kitchen. Outside, the large brick patio is surrounded by a large lawn where the ping-pong table, a modern fitness elliptical machine and a small corner for the little ones with the trampoline, the double altelana also for smaller, the slide and the little toy-house. The main house has three double bedrooms with bathroom, upstairs; on the ground floor instead of the basement, we have created a master bedroom with en suite bathroom, a kitchen, a bathroom to the living area with facilities for the disabled, a huge living room with comfortable sofas and a big kitchen where there is room for all and where the fireplace is located a fireplace and a wood-burning oven. The small house connected to the rest of the house consists of a large master bedroom that can become a comfortable triple, a large living room with sofa bed, bathroom and fitted kitchen. From the outside it is accessed through the stone staircase with the typical "lodge" of the Tuscan country houses. The furniture that could be called rustic chic, combining pieces of antiquarato Tuscan furnishings are modern and comfortable as sofas and mattresses king-size mattress shape memory. On the terrace of the main facade, overlooking the valley, we have developed a wide veranda with tables and lounges, eat and relax. The interior walls are very colorful, the choice of colors is inspired by the flowers of the surrounding countryside, pink, red, purple, yellow, green. Each bedroom with its bathroom is distinguished by a different color in a cheerful color scheme and delicate at the same time. The floors of fine Tuscan Terracotta and ceilings with exposed beams make the rooms very warm and hospitable. Services: all seven bathrooms are very spacious and have a window. Two have a bath with shower, the other five have comfortable showers. The bathroom on the ground floor is suitable for disabled people. An eighth functional bathroom to the pool is created inside an outbuilding located near the pool itself. Each bedroom is equipped with air conditioning. The windows are fitted with mosquito nets.

Casale 36 is a perfect place to spend a relaxing week with family members. The views of the mountains are breathtaking and the villa is so clean, comfortable, private, and extremely well-equipped. The grounds and plantings are beautiful and well-maintained. The 5-year-old in our group had great fun picking fresh cherries from the cherry trees. There are lots of amenities including a pool, brand new sauna/steam room, exercise room, trampoline, swing set, laundry room with two washers and one dryer, dishwasher, pizza oven, and so much more. Grazia is a lovely host and very responsive. She provided a nice assortment of Tuscan treats and a pie upon our arrival. Grazia made several recommendations for activities in the area. We especially enjoyed our pizza making dinner on site with Remo and his wife. We enjoyed cooking family dinners in the well-stocked kitchen. This villa is truly amazing and worth the 25 minute drive to and from Cortona. We hope to return some day.
Grazia and Gino are amazing hosts. I would also strongly recommend to try the catering from the fabulous Nonna Dina who produced an amazing dinner with really tasty local dishes.
We had 4 couples in our group and there was more than enough room for all. Beautiful pool setting for relaxing during the day. The villa and property are exactly as pictured. Grazia was able to help after a private chef cancelled last minute, she put together a dinner with Chef Remo, who created an amazing 4 course dinner to celebrate a 25th wedding anniversary. He also prepared a pizza night on a second evening which was outstanding. Both very reasonably priced. Overall it was a great stay and enjoyed by all 4 couples. Thank you Grazia for all your help and being an amazing host.
We had a week at Grazia's Airbnb, and it was everything and more. The pictures don't do the property justice. It is so picturesque, private and quiet at night for sleeping. The king size beds are a real bonus, along with an ensuite bathroom for each bedroom. The pool was fantastic for our family get together of 13. Every day was around 27deg, so we made full use of the pool. The kids had a playground as well. Grazia suggested a pizza man to come in and cook pizzas for our family group. It was fantastic, and would thoroughly recommend checking that out with Grazia. Grazia was amazing with her communication. Sometimes she was getting back to my message at midnight Italy time. She was so helpful, and made sure there were enough baby cots at the villa. The addition of 2 washing machines and a dryer was greatly appreciated. There is an approximately 30 minute drive to Cortona, the nearest main town, but the scenery on the way was so worth it. I would definitely recommend the villa!

Cortona is one of oldest hill towns in Tuscany and is featured in Francis Meyer book "Under the Tuscan Sun", later made into a movie. It's medieval streets are pleasant to wander and you'll be rewarded with fabulous views of the countryside along the medieval town walls. Cortona has remnants of its pre -Roman Etruscan past, Renaissance artists Luca Signorelli and Fra Beato Angelico and Baroque artist Pietro da Cortona.
The machine is indispensable for moving from the villa.
Cortona is reachable by train. There are two rail stations, both below the town, at Terontola-Cortona and Camucia-Cortona.

Sono nata in questa casa nel 1962, quando ancora si partoriva in casa! Io e mio fratello siamo cresciuti qui, nella casa ricostruita da nostro padre nel 1958 dopo aver raso al suolo una antica casa preesistente della quale ha riutilizzato le pietre e le travi di legno. Siamo molto legati a questa casa dove è vissuta anche mia nonna paterna. Vogliamo che i nostri ospiti godano della quiete, dell’aria fresca, del rumore degli alberi mossi dal vento, del cinguettio degli uccelli, del cantare delle cicale e dei grilli, che hanno accompagnato la nostra infanzia e la nostra adolescenza.
