Location Location Location . . . This villa is heaven on earth and steps away from everything beautiful in Croatia. Our 3 families couldn’t have asked for anyplace better to spend our Croatian holiday. The villa had everything and more you would want for a luxury stay. Jelena was great to offer suggestions and help with tips would recommend this for anyone wanting a first class stay.

Villa Ana is a very special place just a short walk from Old Town Dubrovnik. We were introduced to Villa Ana by Irena at IP Villas (http://www.dubrovnikholidayvillas.com), a local agency that does outstanding work. In addition to helping us to find the Villa Ana, Irena helped us to set up breakfast and dinner catering each day (Mate D = five-stars! at mate.dragobratovic@gmail.com), sail boats to the Elaphiti Islands, drivers to Kotor and other services. She is an excellent independent agent/owner of the highest integrity. Jelena, the owner of Villa Ana and Airbnb host, is a warm and helpful person. We had many conversations about her travels and property in London and property along the Dalmatian coast. She was always helpful to share ideas about local restaurnats and to offer help to plan day trips for our family. We were able to work through the details of our 7-day stay relatively easily. Jelena was always responsive in our communications. There were a few confusing moments during our stay where Jelena called by phone late at night to review the details of our contract (# of persons) and some rumblings that her son may be coming to stay in a downstairs apartment (a proposal that would not have been at all acceptable to us as we had rented the entire villa exclusively for our family & guests). These issues were resolved relatively quickly. Suggestion: I made sure that all of my communications were done through the Airbnb application so there was a clear record of our discussions and agreements. The one open item was not resolved satisfactorily was a negotiated credit for the housekeeping deposit that was not refunded as it should have been. We had agreed to this credit upfront and we left the villa in immaculate condition. It's the one detail that is a negative. It's not a lot of money at all, but on principle I was disappointed. Most importantly, the Villa Ana is spectacular, spacious, very private with five-star views of the water/Old Town. We loved being able to walk to town, to the local market, to every restaurant, etc. We were a stone's throw from the cable car to the Panorama Bar, to the 360 restaurant and to the Stradun. Having Dubrovnik's elite hotel, The Excelsior, right across the street was awesome. Easy to get Uber, taxi and wonderful to pop over for drinks on the terrace, cappuccino in the morning and spa/massage. The Villa Ana has every amenity and it is luxuriously appointed. There is plenty of room for 12 guests in spacious rooms with blackout shutters plus well-functioning air conditioning (in each room), showers, etc. The multi-tiered villa allows for an early morning breakfast inside or outside on the main level terrace or upstairs by the pool looking out at the sea and Old Town. The place is amazing, exactly as in the photographs. Excellent location, perfect views. Jelena was very helpful and communicative even before the stay, she arranged transfers and sent tips/recommendations whenever we asked.

The house is beautiful, no doubt. However, it is not exactly as described. There was no hot tub, for one, which would have been nice in the spring. Also, there was construction next door during our trip and for the price of the house, we felt as though we should have been warned of. The host, Jelena, was very difficult to work with. She didn't communicate with us at all until two days before we arrived and the night before we arrived, she demanded all our passport numbers after midnight or, as she threatened, she would not let us stay. Normally, this would be no problem, however, with such a large group the night before arrival? It was not possible. She also threatened to get us kicked out during our stay for not respecting her 'multimillion dollar property'. Apparently one of my party cleaned his shoes in a sink. Don't stay at this house if you want a worry-free vacation.
