We loved staying on Denise's 37 foot Carver Yacht in Newport Beach, which is located in Larsen's Shipyard. Denise was very kind and responsive whenever we had questions or boat issues arose. I believe we were Denise's first long term guests, so some items did come up for our stay, which did not appear to be issues for short term guests prior to our arrival. We loved the spacious yacht, and there is more than enough room for two guests to work from home (assuming you need to for a long term rental). There is an excellent view of the northwest area of the harbor while sitting on the boat's deck. This part absolutely made our trip! Although you are in a shipyard with working employees around the boat, the location is close to Balboa Peninsula and to some lovely harbor views when you go into the neighborhoods across the 1 Highway. There were some drawbacks, which we were able to overcome, but should still be noted. Parking was the most frustrating. We were told not to park in the Larsen's Shipyard parking lot, since we were not technically tenants. When Denise told us we to park in Shamrock Bar and Grill's lot next door, we received a notice on our car saying we could not park there. We had to park in the neighborhood along Riverside drive, which is a 5-8 minute walk from the boat depending on the light on PCH. Denise did offer to reimburse us for street metered parking, but the meters appeared to only take coin, which we did not have. Plus you're limited on whether there are spaces. Larsen's Shipyard has active employees working during the day. It can get a bit noisy if you plan to "work from home" during a long term rental. In addition, you'll want to invest in a WiFi hotspot, since the yacht does not have a modem/router. Denise was kind enough to give us a mobile hotspot. Both hers, and ours, did the trick, but you are limited depending on your data plans. If you use multiple appliances at the same time, IE coffee maker and plugged in space heater, there is a high chance of tripping the breaker, and losing some electricity. This only happened a couple times for us, and Denise was able to have a shipyard employee fix it. Toward the end of our stay, the power was going out much more often, even when we did not have appliances running. The problem turned out to be the ship chord connecting power from the dock to the boat. Denise bought a new chord, which appeared to resolve the issue, but we left the yacht before being able to confirm whether this is a long term fix. The yacht does have an oven and a stove, but you can only use one at a time, so I would not recommend cooking big and extravagant meals while on board. As long term guests, you'll need to have the sewage tank emptied every 7-10 days, depending on how often you use the onboard bathrooms. I don't know how familiar you are with living on a boat, but you cannot put paper products down the toilet, so if you use the onboard bathrooms, you'll have to wipe and toss after using the bathrooms. You can use Larsen's bathrooms, but they are single bathrooms that are shared with all employees of the shipyard. Denise does have a housekeeper come once a week, which is nice to keep the boat clean. If you are still worried about the pandemic, I would not recommend this area, as the ship's employees don't wear masks, and you'll run into them often. In addition, many people in Newport Beach do not appear to be wearing masks, although businesses that are indoors do have the mask mandates. Even though the yacht is spacious, there is limited storage on the boat. We had to use the ship's bridge for our bags, while keeping the rest of our more unused items in our car. Overall, I give our experience a 4/5. Despite some drawbacks, we enjoyed our yacht experience. As mentioned before, the view of the harbor alone from the deck absolutely made this trip. We enjoyed watching other boats go by, and perfect sunset views. Denise was great and friendly the few times we met up with her (she works in Larsen's shipyard). She will do everything in her power to make your stay comfortable.

My girlfriend and I stayed the week of Christmas. The boat was perfect. The view of the water was fantastic. The sunset was beautiful. We had breakfast outside at the table every morning. We will 100% be staying here again. The most memorable Christmas I will have.

Our stay on 37’ Carver 12/16/20-12/18/20 Upon meeting the host Denise at the location, she was very nice. The tide was low so the ramp to the dock was very steep and the area did not smell good – not Denise’s fault, but I do think this should be noted in the specifics of the rental. Once the tide came up then the smell was reduced and the ramp was much more maneuverable. Once we boarded the boat she explained where the electrical fuses were in case something happened and did inform us that if to many things were running, as in the portable heaters and the microwave at the same time that the breaker would pop. Denise also provided information regarding the local restaurants which were near by and this was helpful. We were told by Denise that under no circumstances were we to place toilet paper in the toilet as it would clog it up. My husband has been born and raised around boats and asked if she had tried biodegradable toilet paper and Denise indicated she had, but it still clogged the toilets and they would need to be snaked. We asked at that point what we were to do and were told to put the toilet paper after being used in the trash can in the bathrooms. Mind you this is not only unsanitary but could pose health issues. The trash cans provided also did not have lids on them so they were open. In order to empty the trash cans with feces and urine from the toilet paper, it would mean leaving the boat, maneuvering the very narrow walkway on the side of the boat and going to the dock to discard the waste. This was not only an inconvenience but hazardous, especially in the evening. There were bathrooms above in the building that we could have used, however again, not only an inconvenience but hazardous in having to maneuver the dock and ramp at night. One of the requests from the host was that we remove our shoes and leave them on the deck. Fortunately, we were not asked to do so as the carpets were less than clean as the pictures show. The comforters on both beds were thin and very worn. The sheets were clean but the beds themselves were very hard. I had brought my own pillows and blankets so I used those to sleep on the couch. There were a couple of drawers that we could use to place our cloths, but the closets were packed with clothing, safety equipment and extra blankets and pillows. Denise also mentioned not to leave clothing out on the front bed with the hatch open in the evening as the condensation and moisture would develop and the cloths would be wet. The boat does have 2 televisions and DVD’s however we were not given instructions and were not able to get the DVD player to work. In the past when we have stayed at other Air B N B’s instructions were written (sometimes in an informational booklet) and left at the place for specific items such as televisions, DVD players, spas, ovens and other things the patrons might be utilizing. This would be a recommendation that Denise might want to consider. The kitchen provided coffee and a coffee pot, however the creamer was stale and hard as a rock – fortunately we brought our own coffee and creamer. We rented a Duffy the evening of 12/16 to see the lights and boats that were in the harbor. We did stay the evening of 12/16 on the boat, however we did not stay the second evening 12/17 as there were to many items we were not comfortable with, namely the toilet situation, the carpets being very dirty and the smell.
