We really enjoyed our stay and the view alone is a million-dollar view at sunset. It's absolutely breathtaking, but there are pros and things to consider to this place that I wish other reviewers had stated more outright before we booked. PROS: - Amazing view. Like I said, the sunset view is gorgeous, and the pictures we took don't even do it justice. - Price point. It's a pretty good price for being directly on the beach, even if it is the bay side, and for the number of rooms & baths. - Comfy beds. We all slept really well here. The beds are super comfortable. - Good wifi and communication with Pristine Properties. We had a little bit of a problem with accessing the wifi (and the front door) when we first arrived -- neither codes would work, but Pristine Properties was super easy to contact through their phone number, and they were always ready to help in anyway they could. Which we appreciated so much, and it made our stay easier when we ran into any issues. - Close to really good restaurants. - Clean! We never felt like the place was dirty or hadn't been clean. It was clear that it'd been very well cleaned before our arrival. THINGS TO CONSIDER: - You hear more of the road than you do any serene beach noises. There wasn't a ton of wind during our stay, but even so, we basically only heard things from the road when we went to the beach at this property -- and we opted for going to public beaches instead to get more of the beach feel (and it was winder there). It was a bit of a bummer, since we were most looking forward to just walking out to the beach from the property. Also, if you're looking for waves and more of a classic beach feel, you won't find that here since this is the bay side. This is absolutely perfect for kayaking & paddle-boarding if that's what you love for your vacay. - Worn & in need of updating: other reviewers mentioned this, but just in more detail, the place definitely looks old and outdated. This usually doesn't bother us, but the first appearance really gave off a "uh-oh, is this place clean?" vibe. The refrigerator door was really unappealing, and even the front door could use some paint for a better first impression. Thankfully, it did feel very clean, but it took us a while to realize that everything was just incredibly worn and not dirty. - Broken deck chairs/stove tops not working. It really felt like the place just hasn't been kept up in a while and looked after. There is little deck furniture, which is sad for a house that really has beautiful double decks. Just four plastic chairs were available, and one of them was broken. Two of the burners on the stove didn't work, but hopefully they'll fix this for the next guests. - If you like fully stocked kitchens -- not just with spices but with utensils, this is one of the barest of any airbnb kitchens I've been to. It's likely because this is through a property management and not someone's home. But it's just good to know if this is something you prefer. - September might be fly season. We've vacationed to Mexico Beach nearly our whole lives, and this is the first time we've ever encountered big black flies that end up biting. But this is also our first time going to the beach in September, so this might've been the cause. Obviously, this is not a knock on the property, but just something that we had to deal with during this stay at this time of year. - If you like watching TV at nighttime with the family at the beach, the TVs here are cable-only but there are HDMI slots. Most airbnbs now have smart TVs or some form of Fire Stick or Roku stick, so we didn't think about this. But we wished we'd brought our Amazon Fire Stick with us, so we could access things like Netflix or Amazon Prime during our stay. OVERALL: this is a really great stay for the price point and the view, most especially if you're okay with being on the bay side of the ocean.

This property is perfectly situated directly on the beach where we saw dolphins, rays and all kinds of sea birds. We would definitely love to come back in the future.

We had a great time here spending time with family! This is a great location with great views pretty much your own Private Beach with very few people. We brought our kayak to enjoy. huge porches for enjoyment but not much porch furniture.. So that being said bring some bag chairs. The place could use some updates.. The TV upstairs didn't work really needs a blind in the kitchen for that hard sun that comes in in the mornings. A few updates would go a long way for more of a WoW effect.
