Each of our five guest rooms is tastefully decorated and furnished for comfort. All accommodations include a three-course gourmet breakfast each morning. Many guests enjoy a leisurely stroll from the Inn through the historic district with a cup of fresh brewed coffee before savoring breakfast. Stroll to shops, restaurants, yoga, YMCA, historic neighborhoods, and of course, Canandaigua lake (the chosen spot). Relax with a glass of wine or pint of beer on the deck and meet some new friends. The most spacious accommodations at over 500 sq. ft., this suite features a luxury king bed with pencil post frame, dressed in long staple strand organic sheets. The large sitting area is decorated in soft pinks, and creams adding to a feeling of rest and relaxation while you sit back to enjoy the gentle flames of the remote gas fireplace. Six large windows provide plenty of natural light, or draw the blinds for shade. It’s bright large private bathroom with jetted spa shower offers a touch of opulence, and plenty of room for formal dressing.

Karin was wonderful, the food was great, and the bed and breakfast was a beautiful old house that was well maintained! I would definitely stay again.
This place is very updated in a well established home. The history is rich and yet we got to enjoy all the comforts. Karin’s helpful hints around town were greatly appreciated. But….the breakfast is beyond compare! Worth the trip just for the excellent use of local produce.
Our stay was five stars Karen was a fantastic host. We stayed in the Oliver Phelps Suite and it was everything we could have asked for it was a very large room with a spacious bathroom and a sitting area with a fireplace. The breakfast is the best we have ever had in a bed and breakfast. I would highly recommend a stay at the Oliver Phelps on your visit to the finger lakes.
Excellent plays
Great little bed and breakfast! Right off main street, the location is walkable to downtown. The common areas were well kept and cozy, the room and bathroom were very big, and Karin was a great, responsive host. The fresh made, locally sourced breakfast was the hi light of the day each morning. Would definitely visit again
