We rented the entire place during our family trip to Anuradhapura. Overall we had a positive experience. The staff was friendly and accommodating. The rooms and bathrooms were clean.

Decent looking place. Front yard is good to relax if you wanna avoid the burning day-time sun. Good information and welcoming hosts. I would have preferred if there were sufficient blankets and towels for each guest in my group at the arrival as it is a basic need. Be prepared with cash to pay a service tax of 10% for the full room rate + if you order food.

The proprietor is very slow to respond. I had to advance the booking and he did not respond for a few days so that I had to cancel the booking and redo (I had to double pay airbnb service fees). I requested 4 rooms and the rooms to be away from the restaurant since an earlier guest had warned against partying with loud music, to which the proprietor agreed. However, when we arrived well past the earliest checking-in time, they had no idea about our date of visit and one room was not ready. The rooms looked so much outdated than how they are shown in the pictures on airbnb page. Windows were not closing in two rooms and after a few requests, they managed to close them. A light bulb was flickering in one of the bathrooms which was quite annoying and causing discomfort. However, the proprietor did not care. A wooden plank fixed on to a window high above (to prevent mosquitos from entering may be) had come off and fallen on of the beds. Luckily, we were away at the time. It could have caused injuries if someone was sleeping. Anyway, we having understood the attitude of management, we did not even complain and only hoped that more debris would not fall. Despite our advance request for rooms away from the restaurant, one room we got was right behind the restaurant. There was some sort of a gathering and a group of people were murdering songs to loud music that went on well past mid-night despite pleaing several times to conclude it. Some of our group members were deprived of sleep due to that. I noticed that it was a very elderly (and sickly) gentleman was staying in adjacent room to that room. God knows how they survived. We did not try the food because it was quite expensive. The rooms were not provided with drinking water, towels, soap or blankets. When you are paying a premium of 30-40% above the regular price when booking on airbnb, I guess it is not unreasonable to expect the minimum of amenities as such.
