Beautiful house and great location, perfect for us as a group of friends away for a few days' walking. All the rooms were spotless, kitchen really well appointed, a few minutes' walk to pubs and restaurants. One observation is that it does have a drying room which was really useful (we got very, very wet one day!) but although it has a dehumidifier, there was no heat source that we could find in it, so things didn't fully dry overnight. But this is a very minor point when set against all the property's excellent pluses. Would definitely recommend and would stay again.

Ruth and James were magnificent hosts. From the outset they made our stay so enjoyable even to the extent they organised an Easter egg hunt for our grandchildren. Flexible and accommodating their knowledge of the area and facilities was invaluable. A wonderful holiday for all the family! Unfortunately the grandsons now want to buy a mountain in the Lakes!!

We had the most restful and glorious family filled stay at Ruth and James’ house. The instructions were well organized along with a clearly outlined guide for the house and surrounding area. We enjoyed lovely meals at their huge dining table, playing games and enjoying the warm living room afterwards. All the bedrooms were really comfortable and well set out. The location is perfect. Minutes to cafes, restaurants and shops while keeping a quiet, private feel to the area. Thanks again, we had a wonderful stay!

Thank you to Ruth and James for a wonderful weekend in Cumbria House. They were fantastic to deal with before snd during our stay, and we were grateful for the early checkin and use of parking after checkout. The house is beautiful, the B&B feel gave us all a feeling of privacy with ample communal areas forcus to come together. Kitchen is brilliantly equipped to cook for big numbers, and the dining room (with table fully laid on arrival) was stunning. The log fire in the larger lounge area added a homely touch with a large supply of firewood provided. My 77 year old mom loved spending time with her 3 kids and their partners, and her 7 (grown up) grandchildren. A memorable weekend thanks to the ideal accommodation.

We go to Keswick every year with family and this is the first time we’ve all been able to stay in the same house! The house is so central to all the local pubs and shops - perfect location! We were able to get an early check in on the day of arrival which made such a difference at the start of the holiday, they were also flexible on the check out time as well which was amazing. Every room had a set of keys meaning we could all come and go as we please which is great when there’s lots of you! House was really clean, as pictured in the photos and really well equipped with all the pots, pans and tea pots you could need! The dumbwaiter is a godsend for getting everything up into the dining room and created much amusement for the kids all week too! My only negative is there is no downstairs toilet so bear that in mind if you have any older relatives or young ones in your party. Hosts are really responsive and full of information if needed - would definitely recommend this house :)
