Welcome to Manor Cottage Barn. Situated in the quiet village of Averham just outside of Newark Upon Trent in rural Nottinghamshire. The barn itself is an 18th century chapel and barn combined and was fully restored in the 90's. Inside there are two large rooms, one comprising of a lounge area for guests and a private workshop area dedicated to picture framing. The other is a Bedroom, kitchen and dining room with a separate Bathroom. *This is a no smoking anywhere including outside home.

We are dog friendly and welcome dogs at a small charge of £10 per dog per night payable to the host during your stay.

Sleepover with Miniature horse Basil

Basils Barn is situated on the grounds of a 17th century manor, surrounded by a picturesque 60 acre estate. The bedroom is directly attached to Basils stable, where there is a doorway in between the two spaces. In the paddocks we also have a herd of Highland cows, Hebridean sheep, horses, pigs, chickens and Norwegian Forrest cats. Our animals are mostly rescued and all of our animals are kept strictly as pets.

Our newly built, light and spacious holiday home consists of an open plan fully equipped kitchen, dining and living area that goes through to the master bedroom. A beautiful bathroom forms an on-suite, adjacent to the bedroom. There is a wardrobe with extra pillows, coat hangers, a washing basket and a safe for your belongings.

Archway Mews is a beautiful self contained 2 story Annex with its own entrance and parking. It is within 5 minutes walk of the historic Southwell Town Centre with the historic Minster. Plus The Old Vicarage Wedding Venue , Norwood Park and the Brackenhurst Campus at Nottingham Trent University are easily accessible .

The Reading Room

A timber framed barn, formerly used as the village reading room and lodge for shooting parties. Converted in 2020 to offer a comfortable holiday stay. Located in the middle of the quiet village opposite the Green Man pub. Ideal for quiet weekends or longer stays to explore Lincoln and the surrounding countryside.
