Our modern log home is set up with fine things like Turkish towels, local artisan soaps & the softest sheets. The tasteful decor has an mcm vibe w/industrial touches. Wander outdoors, swim, follow a creek, slip into the forest, hike back, cook dinner in a state of the art kitchen w/ a pantry full of fun gadgets. Relax by the fireplace, sit outside & watch the stars, light a fire. We provide blankets & wood. A welcome basket & a fully stocked coffee bar for the early mornings are waiting for you.

The Waterfall Casita: A-frame with 30ft Waterfall

Nestled among Hemlock trees & steps from a 30 ft waterfall is our cozy A-frame cabin. Sitting on 33 private acres connected to state land, enjoy waterfall views while sipping coffee in front of the fireplace. The casita was intentionally designed to feel like a home away from home. In summer, cool off in the waterfalls & private streams, in autumn take in the stunning foliage & in winter ski/snowboard at Belleayre (25 mins away). Alder Lake & the Pepacton Reservoir fishing are a 10 min drive.

The Carriage House at Arran Fell Farm

A slice of heaven 7 miles from Cooperstown 16 min from Cooperstown Dreams Park.Immaculate,quiet, peaceful working rescue farm. Come and unwind and sleep in the hammock.Large firepit,outdoor games,animal interaction. Complimentary free range eggs, oj, butter, bagels,cream ,coffee and tea provided. Outdoor gazebo with bbq grill.Pick your own veggies when in season. Hike the trail or take a paddleboat or canoe on the pond. Try some fishing, interact with rescue animals. The Sparrow House is a beautiful farmhouse with a private trail to a majestic 120' waterfall. With vintage wallpapers, eclectic antiques, a cozy fireplace, an outdoor cedar sauna, a large fenced in yard surrounded by honeysuckle vines and a spectacular mountain view, the house is a perfect getaway spot in unspoiled nature and still-wild forests of the Catskills. The waterfall is a truly magical place and considered a sacred site. The house is not appropriate for loud groups or parties. 🙏🦋🙌

The outside area has a deck, a fire pit area, a hammock, great views, and an incredible sight of the Milky Way on a clear night. The stars here will blow you away. Summer Bookings, We currently have 4 days open 8/23-27. Summer 2026 we only accept 6 night stays aligned with Cooperstown Dreams Park schedule, see their site for the schedule. The 2026 season is 5/30-8/28/26. Beautiful 3 bedroom on Canadarago Lake, 15 min. drive to Cooperstown. We now have 6 kayaks, a pedal boat, & a paddle board! Enjoy coffee viewing the peacefulness of the lake, if mornings aren’t for you, It is as beautiful at sunset with wine.

Lily Pad by the Ponds

If you want to experience nature, our homestead has a one room king bed cottage between 2 ponds. A private full bath is 25 steps away. Enjoy the serenity of the water. The cottage is insulated, heated, has electricity,Wi-Fi, and a smart tv to be used with your own accounts. The cottage is separated from our home by a garage. We leave guests uninterrupted unless they want/need anything. Guests have full use of the ponds and acres to enjoy!
