Welcome to the Butterfly Effect! Recharge at this tranquil getaway. 2.5 wooded acres with a private dock and cove, a short paddle away from the lake beach with a swimming dock and sandy beach! Fishing, swimming, and floating all on the protected freshwater lake. We have boats for your use, theater space & hot tub to wind down at night after dining on our deck. Picnic at our private Shark Tooth Beach, watch Osprey & Eagles fish the Potomac, and collect 15-million-year-old fossilized shark teeth!

Sunny, private 2nd floor suite at the river's edge with panoramic views of the Rappahannock and surrounding farmland. Fiery sunsets, sunrises, starry skies, soaring eagles, and ospreys await. Swim, fish, explore the waterways by kayak, or bike in this tranquil, rural setting. Mornings on the balcony, with the songbirds is a treat, and relaxing on the riverfront "treehouse" deck, is sublime. Restaurants, historic sites, hiking, fossil hunting, wineries, antiques & more are a short car ride away.

Delaney’s Compound-Book now for Summer!

Delaney’s Compound Guest House accommodates up to 4 guests. Dogs are welcome with pre-approval & $75 fee (for 1st pet). A small fenced yard keeps them safe! The Guest House was built using reclaimed lumber & other charming elements from the original farmhouse outbuilding (circa 1889). There’s a cozy fireplace for snuggling and a second floor balcony for coffee or cocktails. The front yard has a fire pit and river views. The Guest House is sparkling clean, fully furnished & ready to welcome you!

The river offers the perfect kayaking experience and for boaters, a boat launch is within walking distance. Fishing, hunting, hiking and sightseeing are popular in this area. We are 420-friendly where smoking is allowed outside. The rural area is perfect for quiet downtime and fun activities.

We are near historic Leonardtown, boasting one of Maryland’s few remaining town squares (we affectionately call it “Mayberry”).
