Our little guesthouse is located in the Central valley. It is nestled in an almond orchard on our family farm. Only a 1/2 mile from Highway 99 it has easy access to many of California’s beautiful sights. This home includes a cozy living room, two bedrooms (with a queen bed and a full bed) and a minimally stocked kitchen. It does include a Keurig. Only five minutes away are plenty of choices of fast food restaurants and grocery stores. There is also laundry soap available for washing clothes.

Our little area of Modesto is unique in that we have a wonderful walking and biking trail only a block away. You can walk to our small neighborhood shopping area that has a grocery store with a Starbucks, a very popular frozen yogurt shop, restaurants, an independent bookstore and cute shops.

Unit has its own water heater and Climate Control System (AC/HEAT) conveniently located within 2 hours of San Francisco, Yosemite & Sacramento.

Geographically speaking, we like to say we are in between The Golden Gate Bridge, San Francisco and Half Dome in Yosemite National Park.

Our home is located in central San Joaquin Valley, amongst the farming industry. Out in the country away from the traffic and noise of town but still close enough to Highway 99 for easy access. A prime location for a home base for taking in all CA has to offer. Yosemite, Monterey, and San Fran are all just a 2 hour drive from our home. There will be some fresh baked goods and a few other breakfast items for you to enjoy your first morning.

Cozy, newly remodeled and well located, our guesthouse is a great place to stay. We put lots of thought and care in designing a space that people will truly enjoy. We are located in the heart of the beautiful College neighborhood, walkable to Roseburg Square shops and food as well as the Virginia Trail. We are close to downtown and have plenty of street parking, as well as a side gate with driveway that goes right up to the guest house.

Kitchenette with dishes and towels. Two miles from the 99 freeway and downtown dining/entertainment. Only hours from San Francisco, Yosemite, or Dodge Ridge Ski Resort. PLEASE, due to family health concerns, no animals in the unit.

Comfortably hosts 1-2 adults, featuring a queen size bed with memory foam mattress.
