How to compare the average prices of similar listings
Hosts have told us it can be hard to know what to charge. The compare similar listings tool lets you compare your price to the average prices of similar listings nearby.

To compare similar listings:
- Go to the Pricing tab in your listing’s calendar.
- Select a date range of up to 31 days.
- Tap View similar listings.
You’ll see the average prices of similar listings nearby on a map of your area. Buttons on the map let you view booked or unbooked listings.
The prices on the map reflect each listing’s average booked or unbooked price for the dates selected. The factors that determine which listings are similar include location, size, features, amenities, ratings, reviews, and the other listings guests browse while considering yours.
This information helps you get a better understanding of local pricing. You can use it anytime you’re setting or updating your price.
Pricing can have a big impact on search results. Listings with prices lower than others nearby with similar amenities and guest capacity tend to rank higher. Adjusting your price can help you reach guests and earn more.
