We had a very nice family vacay at Villa Poderetto for 6 nights with a total of two adults and three children. The Villa is an amazing blend between old and new and the pool area and surroundings does not disappoint at all! Note that one of the bedrooms is only accessible from the outside. We enjoyed the projector room with “movie night” after sunset several nights - Good Wi-Fi quality but almost no cell coverage. You will have some visitors from the animal kingdom, mostly lizards but also some scorpions and we had a small snake hunting the lizards. Please note they are not poisonous. We had some issues with termites in one of the bedrooms that is not harmful but does make an very annoying sound. Unfortunately the closest road leading to the town of Gubbio is closed for the rest of 2023 which makes the house a bit to off grid in a way. There is a small town 15 minutes away with a very small supermarket and then about 25 minutes away there is a bigger one. Thanks for having us!

Great place - the road to Gubbio was closed so the house is completely on its own which is great for peace and quiet but takes some time to get to shops etc

Villa Poderetto is located in splendid isolation, but for this you must drive up a steep unsealed single track about 500 meters from the main road. This approach is not for the faint hearted and I would not recommend a first attempt after dark. We got no mobile signal, but the Wi-Fi works well. We used the house in October to explore Umbria and only occupied the main bedroom on the second floor. It is spacious and has views over the countryside from every window, but the bathroom has no door and even the toilet door has been removed, which is inexplicable. Otherwise the house appears to be generally well maintained, but the shower drain was blocked and you had to limit showering to avoid a flood. The wooden floors upstairs needed mopping, especially the bathroom, but otherwise the house was clean. The kitchen is large, but has no windows so it is soulless if the weather does not allow you to keep the doors open. It is generally well equipped, but there was no coffee maker other than a small plunger and a mocca. This would be fine if you were in a city and did not have to drive 20 minutes to Gubbio for an espresso, but in the middle of nowhere we were disappointed. There is also no microwave oven. The kitchen was used to pile up the many cushions for pool furniture, which makes it even less inviting outside the summer months. There is a second bedroom downstairs and a third with a separate entrance, but not accessible from inside the house. There is gas fired central heating, but the two fireplaces do not work and on a cold evening you are left staring wistfully at what is now an empty fireplace. This home is therefore most suitable for the summer months when you can enjoy the outdoors and pool. The outdoor dining area is on the lower side of the house, but it is uncovered and the beautiful wisteria in the images is long gone. The BBQ is on the other side of the house up the steps to the pool so there is inevitably a lot of carrying to and from the kitchen and outdoor dining area. The outdoor lighting is attractive but impractical. You cannot see where you are going let alone what you are cooking on the BBQ after dark. You will share the house with numerous insects, spiders and their predators, the lizards. The lizards will not harm you so please do not harm them and of course don’t try to catch them or they will shed their tails. They can be encouraged to go back outside through the doors and windows. We also found a scorpion stranded in the bathtub. The host says they are not dangerous but will give you a nasty sting so we liberated it with salad tongs. Gubbio is a fairly typical down-in-the-mouth Umbrian large town with a pretty medieval center popular with the locals on the weekend. You cannot park inside the old town, but it is still overrun by cars and scooters. It would have been good to have some dining recommendations and forewarning that you need to book anything popular on a Friday or Saturday night. Most of Umbria is accessible by the main roads from Gubbio in an hour or so, but it obviously takes longer on scenic roads. There is nothing except a tobacconist and a (very good but expensive) green grocer in Cantiano, a village a few KM to the east, which is basically derelict and undergoing extensive rebuilding works. The SS3 back to Gubbio via the east was blocked by a landslide so there is only one way to and from Gubbio on the SS452. There are always delays on this road because the tunnel is one way due to roadworks.

Beautiful property in a beautiful location. We weren’t lucky with the weather but still enjoyed the stay. Facilities in the property were great, we loved the projector room! Was just the two of us staying there but would be great for a larger group. We enjoyed our trips to Gubbio, Perugia and Assisi, all near by. Thank you Daniel and your team.
