Welcome to the absolutely charming and quiet Victorian village of Halcottsville, nestled in the Catskills Mountains. The house sleeps 6 and is great for families, couples, and groups. 10mn to Margaretville and Roxbury Villages. 10mn to Roxbury Barn and Estate, the Inn at West Settlement, and Stone Tavern Farm wedding venues. 15mn to Belleayre and Plattekill Ski Resorts. 40mn to Windham and Hunter Ski Resorts. This historic Victorian village home is filled with original period detail and charm that bring you back in time. Simple and comfortable, its the perfect place to relax and cook and enjoy time away from the noise while being close to all that the Catskills have to offer. The first floor has a large living room with the coziest couch for napping and a wood burning stove for those chilly snowy nights, a dining room and a large farm-style kitchen fully equipped for cooking. The second floor has four bedrooms - one with a queen bed, one with a full, one with two twins, and a fourth room set up as a playroom with books, and toys as well as a couch that folds out to a single bed. All of the rooms are comfortably and minimally furnished with great mattresses, nice linens, and dressers for clothes storage so you can hang your hat for awhile and relax! Enjoy the sweet back yard or relaxing on the big wrap around front porch in the spring and summer. The garage has a pool table for your enjoyment (chilly in the winter, but great fun on summer nights!)

It was a perfect stay in a quaint Victorian house with excellent service and responsiveness from the hosts.
Here's why Jen & Caroline's is an ideal getaway...it's super unpretentious, really comfortable, has everything you need, allows dogs, a pool table in the garage...plus Halcottsville is such a great off the highway micro-village, still close to necessities and a good coffee shop in Margaretville. Just down the block you can rent kayaks from Suzy's Pheasant - not cheap exactly, but really convenient. Having stayed at dozens of Airnb's, this is one of our family's very favorites. Not flashy at all. Just what you need, and totally reasonable for a great Upstate getaway. Oh, and the little backyard is so quaint and comfortable on a nice day.
Had a nice stay here. The home was clean and quaint. It is close to shops, cafes, a supermarket and a beautiful lake. WiFi was great and I was able to find limited service across the street from the house. (I have AT&T) My dad loved looking at the records and using the record player. Beds were a bit firm for my personal preference. Other than that, it was a lovely stay.
A very cool old home just outside of Margaretville. The upstairs bedrooms were cozy and comfy and the kitchen was totally dialed in for home cooked meals. Had a great visit!

Halcottsville is the sweetest little mountain village! Quiet and sleepy, its a true gem tucked away in the Catskills Mountains. Lake Wawaka is at the center of town - amazing for kayaking and taking long walks and bike rides around. Enjoy the sounds of the East Branch of the Delaware River flowing while watching the sunset on the front porch in the summer! In the winter, cozy up by the wood burning stove and enjoy those magical nights when a fresh dusting of snow comes through for excellent skiing the next day at nearby Belleayre, Plattekill, Hunter, and Windham ski centers.

- Belleayre Ski Center (Highmount)– 4 Season Resort with incredible skiing in the winter and a beach in the summer
- Windham and Hunter mountains - both excellent ski areas
- Susan's Pleasant Pheasant Farm - Kayaking on beautiful lake Wawaka, steps away from our house. They rent kayaks and bikes too.
- Plattekill Ski Resort (Roxbury) – Skiing, Mountain Biking, and Skyriding
- Hannah Country Club Golf (Margaretville) – Scenic 18 Hole Golf and Restaurant
- Catskill Recreation Center (Arkville) – Gym and indoor swimming pool!
- The Pakatakan Farmers Market in the historic Kelly Round Barn (Halcottsville, NY)– Every Saturday 9am-2pm mid-May to Thanksgiving. Holiday market as well! Super amazing farmer's market. Do your weekend grocery shopping here to bring back to the city.
- The Union Grove Distillery in Arkville is right before you turn on Route 38 on the way to the house!
-Delaware & Ulster Train Ride - Scenic and seasonal train tours
*Nearby towns that are fun to visit for antiquing, shopping, and dining include Roxbury, Margaretville, Windham, Hunter, Andes, Bovina, Phoenicia, and Woodstock.

-The Pakatakan Farmer's Market in the summers for locally grown produce and meats - this is a couple minutes away from the house in the Kelly Round Barn on Route 30 - open Saturdays 9am-2pm summer into fall.
-Freshtown Supermarket in Margaretville (Open Mon-Sat 7am-9pm – Sun 7am-8pm) - Great mix of organic and regular grocery fare!
-Watershed Market in Roxbury (great cafe and smaller market with basics for weekend stay)

-CVS - Right next to Freshtown Supermarket in Margaretville
-Wine - Roxbury Wine and Spirits - downtown Roxbury (next town up on Hwy 30 from Halcottsville) and Margaretville Wines and Liquors on Main Street in Margaretville
Getting to the house is easy, though in winter with heavy snow, AWD is advisable. Parking at the house.
