Whatever brings you to town, an event or festival, a weekend of hiking, biking or kayaking, Sunrise On The Allegheny is the perfect location to enjoy everything charming Franklin has to offer. You'll have access to the entire house, located steps away from the Franklin boat launch and OARS where you can take a kayak or canoe tour down the beautiful Allegheny River or French Creek. The views are breathtaking! The house is set up as an upper and lower unit that you'll have complete access too and is connected by door in the basement that is key locked. The upper unit has 3 bedrooms/1 bathroom and the lower has 1 bedroom/1 bathroom, each with it's own fully stocked kitchen, entrances and washer/dryer. All bedrooms are furnished with comfy queen beds for a pleasant nights sleep. Lots of options with with two living spaces, including enjoying meals together at the dining table that seats 10. Awesome set up for multiple families wanting their own space while enjoying time together as well. Coffee, coffee pot, French press, tea kettle and a variety of teas, as well as more than just your basic spices and condiments are also provided for your convenience. The Back yard offers two fire pits, complementary firewood provided. Make sure you bring marshmallows for roasting! Indoor Living: Smart TV, modern farmhouse interior, open layout, interior water views, ample natural light. Three comfy queen beds for a pleasant nights sleep. Quality bed linens and plush towels are provided. You will enjoy the sunrise from just about any room in the house. Rock on the front porch with a cup of coffee or relax on the deck with beautiful views of the Allegheny River and enjoy the nature that surrounds the property. Bring your fishing poles or water toys and enjoy the river! In the lower unit, there are no stairs, there's a ramp for entrance, and is handicap accessible throughout, including railings for toilet and shower, message us if you have specific questions. PETS - well behaved Pets are permitted. $75 pet fee applies. - Please make sure your pet/s are accounted for on your reservation, failure to do so will incur an additional fee of $100 per pet. - Pets must be house-trained. - Maximum of 2 pets each under 50 lbs. - please do not have pet on furniture (beds, couches, chairs, etc.) - If pet hair is found in bed linens, additional fees will be applied. - if your pet is left alone at the property, it must be kept in a kennel/crate. - Please be respectful and clean up after your pet and throw waste away in the trash. ABSOLUTELY NO Smoking, vaping or use of any drugs Indoors. If any evidence is found indoors, you will incur a $500 fee upon departure.
