This unique getaway has a style all its own. A relaxed open-plan ground floor layout with a wonderfully equipped kitchen and a large dining table for 8 people. Four bedrooms, two bathrooms (one an en-suite). A six seater hot tub is available for an extra charge ( adults only). Only a 3 min drive,or 15 min walk into the bustling town centre of Woodbridge with its delightful array of charming pubs, restaurants and independent shops. 🏳️🌈 friendly Kirby Villas is a character property with a relaxed and beautifully contemporary vibe. But it is our home, so we like to know a bit more about who is staying with us and therefore don't allow stag or hen parties. You should be aware that across the driveway, we have a one-bed Airbnb lodge, often booked out (but private, except for shared parking) and in the side garden, fenced off from the driveway, is a second Airbnb cabin, that sleeps up to four. What this means is that we can only allow one car per property on the driveway; however there is plenty of free parking over the road if you need to bring more than one car. As for the main house, if you do come to stay, in the nicest possible way, all we ask is that you do your best to leave our home in the condition you found it (dishes and cups washed and put away, surfaces wiped down etc.) We have just completed a substantial ground floor extension that has added a sumptuously decorated living room adjoining the main kitchen/dining room. With parquet flooring, a 65” smart TV, Sky (including Sports), a fabulous inset wood-burning fireplace, an expansive 4-seater sofa and two swivel armchairs, it's a great place to relax away from the crowd. The entire remainder of the house was fully remodelled and redecorated in 2021 and now features as its centrepiece a stylish, open-plan ground floor living area, with a wonderfully spacious kitchen; it has a six-ring Smeg dual fuel stove and double oven set in a large island breakfast bar, as well as an American style fridge-freezer, dishwasher, double sink with boiler tap, four slice toaster, and a Tassimo coffee machine. In the dining area there is an 8-seater table, with more comfy chairs and another sofa to relax on, a 50” smart TV. It's all finished off with a stylish gas ‘log burner’ stove for those chilly evenings, and there’s even a stand-alone 72” pull-up screen and Nebula projector (which can be linked with your phone) for family movie nights in. There are plenty of books and games for all ages. The two other downstairs rooms are a handy bootroom by the front door, and a utility room with a washing machine, tumble dryer, WC and half-height shower, perfect for washing down muddy kids. There's also a small wine cooler that takes about 10 bottles. Bifold doors open from the kitchen-dining room on to a spacious patio. There is a gas barbecue and a six person rigid hot tub, available for hire for an additional £200. (Please note, however, that we follow The Pool and Hot Tub Association's guidance, and do not allow anybody under the age of 16 to use the hot tub. There is also a no noise policy in operation, which means that you cannot use the tub after 9PM Sunday toThursday, and 9.30 PM on Friday and Saturday). Also, by law, we have to check the hot tub for its chemical balance daily. We will obviously do this when you are not using it, ideally around 8 or 9am. If this is not convenient for you on any given day, please do text us with a more convenient time. The garden is very private, as it is surrounded on all sides by tall conifer hedges, giving you all the privacy you’d want. Beyond the patio area is a recently landscaped lawn and sheds. While this area is not out of bounds to you, we would prefer that you didn’t go down there because the grass will only just be bedding in. Upstairs there are four bedrooms: a master with superking bed plus ensuite wc/shower room; a small double bed in a small room; a double bed in another; and a single bedroom. All beds have incredibly comfortable Simba mattresses. The single bedroom also has a smart TV. The bathroom is cool, modern and luxurious. It has a big walk-in shower with a rain shower head and separate hand shower attachment, an oversize sink, a deep double-ended bath and WC. The bedrooms and landing are sumptuously carpeted, and the whole house is gas central heated and double glazed.
Adrienne and Adam could not have been more helpful or friendly. Beautiful house was a joy to stay in with loads of space for our party of six adults (3 couples) to relax over New Year break. Lovely, well maintained, secluded grounds. Woodbridge was all we could ask for with numerous bars and restaurants all within a 20minute walk. I'm sure we'll return some day.
Woodbridge is a thriving market town with a wonderfully historic feel. The biggest challenge you’ll face is knowing where to start exploring it: the variety of atmospheric old pubs selling excellent Suffolk beer; the eye-catching 16th, 17th and 18th century buildings, including one of only two working tide mills in the whole country; the two churches, one of them a medieval treasure dating back to the early 1400’s; the winding, hilly streets lined with chocolate-box cottages; the host of cosy cafes serving delicious coffees and treats; some outstanding
restaurants (including The Unruly Pig, voted UK Gastropub of the Year in 2022); or the many lovely independent shops selling all manner of unique pieces.
Situated right by a designated Area of Outstanding Natural Beauty, Woodbridge is set on the banks of the River Deben, making it something of a magnet for sailing enthusiasts, their boats great and small moored at the various boatyards that dot the waterside. For rainy days or evenings, a small but perfectly formed cinema, The Riverside, offers a well-curated selection of mainstream and more highbrow films, with a handy restaurant and cocktail bar, “A-Listers”, attached. There’s also the Seckford Theatre that puts on a variety of classic and modern plays throughout the year.
For the more energetically inclined, there’s a good public leisure centre with a well- equipped gym and a 25m swimming pool and sauna. And if you’ve still got some puff after that, you can indulge in a wide variety of walks, from the short but picturesque river paths, to the more challenging forest and countryside hikes around and nearby the town. (Fun fact: nearby Rendlesham Forest basks in the - dubious - glory of being the site of arguably Britain’s most famous alleged UFO sighting, back in the 1980s. Referred to by some enthusiasts as “ Britain’s Roswell”, there’s a special walk that takes you round the locations associated with the event).
Then, for a change of scenery, it’s an easy drive to the other highlights of East Suffolk’s famed coastal region - Bawdsey, Framlingham, Snape Maltings, Aldeburgh, Southwold and Orford Ness are all close by, less than 45 minutes by car, though most of them are much closer. Perhaps the ‘jewel in the crown’, though, is the world-famous Sutton Hoo Saxon burial site, a mere five minutes’ drive from Woodbridge. While all the magnificent artefacts have long since been on display at the British Museum in London, it is fascinating to walk around the visitor centre, and the mounds themselves, and hear and read about the story of the ship’s discovery on the eve of WW2. (The recent Netflix film, “The Dig”, starring Rafe Fiennes and Carey Mulligan, is well worth the watch, and tells the story rather well) . There is also a project currently under way at Woodbridge quayside to recreate the boat using original materials and techniques. Worth a look.
Finally, and on the subject of war, military aviation buffs can spend time exploring the county’s plethora of RAF (and USAF) WW2 and Cold War bomber bases, many with their own small museums.
There is off-road parking at Kirby Villas for a maximum of two guest cars. (Please let us know when you book whether you’ll need one or two, and park in the space provided next to the main house). If there are more than two cars, you’ll need to park over the road, where there is plenty of free parking. If you're driving into the town, there are lots of carparks, all very cheap.
There is a bus stop 100m down the road from Kirby Villas, with regular services to the train station and town centre; buses also go from there all the way to Ipswich, or in the opposite direction to Saxmundham and onwards as far as Aldeburgh.
Woodbridge town centre itself is a 15 minute walk, or a five minute cycle ride (be warned, though… it’s a steep uphill ride back!).
As for trains, Woodbridge is on the Ipswich to Lowestoft branch line. Trains to Ipswich from Liverpool Street are served by the GreaterAnglia mainline, taking just over an hour from London, and then another 15 minutes on to Woodbridge.
Taxis are readily available, generally, although during school run hours, they might be thinner on the ground. M&R Cars are the only company that will take short trips around town or to local villages; they’re based at the station, and we strongly advise pre-booking if you want to make sure of getting one quickly when arriving by train during peak hours. For longer runs to airports or the coast, Woodbridge Cars are another option.
