Once a backyard workshop, this newly renovated guest cottage has been reimagined with all the best comforts! You'll enjoy the modern kitchen, the luxurious bath with glass shower and soaking tub, and the relaxing backyard patio area with woodland view, hot tub, and firepit. You'll have surprising privacy from the main house, proximity to small-town amenities like grocery, pharmacy, and restaurants, and be within reach of hiking, fishing, and tourist spots in Pendleton County, West Virginia. Our newly renovated guest cottage is located in Franklin, WV in a quiet, rural, residential area. The cottage is positioned in the back yard area of our main house backing up to 17 acres of wooded mountain property. From windows on the front side of the cottage, you can look out onto the main house and 8 acres of field with some sheep, goats, and pigs and even catch a glimpse of the South Branch of the Potomac River across the way. The guest cottage sits higher than the main house, so there is quite a bit of privacy. In addition, the windows and sliding glass doors have black out blinds and curtains for extra privacy. The open concept, studio design is perfect for a couple wanting to get away and enjoy the mountains and fresh air. The sleeping area has a queen bed with a comfy, pillow top mattress. The sleeping area also has one of the two sliding glass doors that look out into the wooded forest beyond the cottage. The living room area has a comfy, leather sofa and additional chairs along with a 65" Fire Television for enjoying access to Netflix, Amazon Prime, and Disney+. The kitchen is equipped with new LG appliances including a microwave and dishwasher and comes fully stocked with cookware, utensils, plates, etc. You'll find most of your basic kitchen necessities like paper towels, dish detergent, trash bags, are included as well. There is a dining table also with a lovely view out one of the two sliding glass doors into the wooded forest beyond. There is also seating for two at the island for enjoying a quick bite. The bathroom has a wonderful, soaking tub and a glass shower. Towels, soap, shampoo, toilet paper and hair dryer are provided for your visit. There is a washer and dryer available in the laundry nook. You'll have access to an iron and ironing board if needed as well. Our cottage also has an upstairs loft area with two additional queen beds which could be used for other family members if desired. The loft area is small and has low slanted ceilings, so we are not advertising those extra beds. However, please ask if you think the space might be something you could use for your visit. We'd be happy to discuss and make sure the space would be suitable and approve for use. The back patio area has a new hot tub, two Adirondack chairs, and a Solostove fire pit for outdoor enjoyment. Firewood and even smores materials are provided. There is very little cell phone coverage available, but Wi-Fi is provided for guests. Separate parking is available just outside the guest cottage, but a portion of the drive is shared with the main house. There is a shed area off the end of the cottage that holds tools and farm items. It is attached to but not part of the cottage and would only be accessed at feeding time. The farm animals are fenced nearby the cottage and guests are welcome to visit them during their stay.
