WELCOME TO MARBELLA
We believe everyone who lives here, whether an owner, tenant or vacationer, deserves an attractive safe place to live, work and play. This information is designed to assist you in getting to know us, as well as presenting the necessary rules that help ensure the highest quality of community living. We hope you will find it informative and useful.
SECURITY:
Cameras are set up at the entrance gates on both the north and south sides of Marbella. These cameras will capture the video of persons/vehicles entering and leaving the community.
If you are visiting the community and do not have a gate code, you can use the search menu provided on the call box to locate the party you are visiting. If the party you are visiting is listed, you simply select them from the menu and the system will call the person. They can then open the gates, allowing you entry. NOT ALL RESIDENTS ARE ON THE SEARCH MENU. If you do not find the party that you are looking for you will have to call them directly and they will instruct you on how to open the gate.
PETS:
The Marbella pet policy is in accordance with the laws set by Polk County of Florida. All pets must be leashed and under the control of their owner. Owners must clean up after their pets when either walking their pet or enjoying their own outdoor space. Owners can be fined by Polk County up to $200 for violation of this policy.
When walking your pets, be aware of where you travel with them. Please keep your pets off the lawns and grassy curb areas of other villas. Walk the dogs within the perimeter of your villa, in the road, on common areas or empty lots. No matter where you walk your pet, you MUST clean up after them.
INSECT & TERMITE MANAGEMENT:
Insect and termite management is the responsibility of the owner. For protection against black widow spiders, Palmetto bugs, etc. it is recommended that villas be treated for insects.
ZERO TOLLERANCE POLICY:
The Marbella Board cares about all our residents. We take pride in our community and our owners take pride in their properties. A summary list of the rules & regulations is included in this package. Contact the owner or property company if you need more details.
Residents & guests are expected to abide by the rules of the association.
Residents & guests are expected to not throw cigarette butts or trash on the grounds.
Residents & guests are expected to abide by quiet times.
All pets are to be kept on a leash and their waste picked up and disposed of properly
Bikes and play equipment are to be kept in the garage when not in use.
Residents & guests are expected to enjoy their villa while respecting the privacy of others
LOCAL WILDLIFE:
Marbella is located along a wildlife management area located behind Andalusia Loop on the North side. This management area is home to many of the native birds, animals and aquatic wildlife of Florida.
Please do not feed, attempt to capture or intentionally kill any of the wildlife that reside in the management area. Do not toss trash or waste water into the pond as you will upset the balance and detract from the beauty of the area. Polk County Wildlife Management monitors the pond and if you are found interfering in any way you will be fined by the county.
CRANES or OTHER BIRDS. DO NOT FEED THE BIRDS. This upsets their feeding habits that keep the area in balance. It could also result in the birds becoming dependent on human scraps and they will become food aggressive. You could get bitten or the birds may peck through the pool screen and/or tear up your trash in search of food.
SNAKES: If you encounter a snake in your flower beds, simply avoid it. Snakes normally do not attack. If it continues to stay in the garden you have the right to kill and dispose of it.
GOPHERS: Gophers cause the round sand hills that form from time to time in and around your yard. Marbella subscribes to a licensed pest exterminator and the gophers are treated on a weekly basis.
Garage doors should remain closed when not in use. Theft, vandalism and the occasional stray wildlife looking for a place to hide out & get cool are unavoidable. Keeping garage doors closed eliminates access to the villa and property through the garage.
PARKING & SPEED LIMITS:
The safety of our residents, children and guests are of primary concern. Please watch for bikers, walkers and children playing on the roadway or running out into the street.
The speed limit in Marbella is 20MPH. Keeping your speed down will ensure everyone's safety.
Parking on the street between 11pm and 6am is prohibited. Cars are subject to being towed at the owner's expense and/or issued a $60 parking ticket. All motor vehicles must be parked in the garage or driveway after 11pm. If this is not possible, additional parking is available in the overflow lot by the mailboxes at the top of the development on both the North and South sides. Please be sure to lock your vehicle.
Parking is prohibited on grassy areas. All villas are equipment with automatic sprinklers and irrigation systems. The piping for these systems is along the driveways, sidewalks, and around the villas. Parking off the driveways or on the lawns damages the sprinkler heads. The weight of a vehicle can break irrigation systems. Damage to irrigation system due to parking off the driveways is the responsibility of the owner and may be passed on to you. Parking on empty could result in the vehicle being towed at the owner's expense and/or a $60 fine.
Do not block emergency entrances / exits. Our streets are narrow, so be conscious of where you park on the street. Allow sufficient room for emergency vehicles and delivery trucks to maneuver.
Do not park across from a driveway or across from an already parked car. The gap may not be sufficient for larger vehicles to get through or owners to safely exit their driveways.

Trailers, boats, RV's or other recreational vehicles should never be left unattended on the street. Contact the owner or Property Company if you need to temporarily park these vehicles overnight anywhere in the community, including the overflow parking lots.
No commercial vehicles, outside of routine service shall display signage in driveways or public areas.
Polk County Rules regarding Landscaping and Lawn Maintenance:
Water Restrictions: Lawn watering schedules are set by Polk County and should be as follows:
Watering is limited to twice per week.
Even addresses may water on Thursday and Sunday between midnight & 10am OR 4pm & midnight.
Odd address may water on Wednesday and Saturday between midnight & 10am OR 4pm & midnight
Hand watering:
Hand watering and micro-irrigation of plants my day or any time.
New lawns and plants:
New lawns & plants can be watered for 30 minutes a day on any days during the first 30 days.
Spray Heads and Irrigation Systems:
Spray heads and irrigation systems are located along the drive, at the sidewalks and around the villa.
Parking or driving over the systems damages the lines and heads under the surface. Repairs will be charged to the owner and could be passed on to you.
