The house is beautiful with porches off of every room and a lovely hot tub. The house had everything we needed and lots of space for kids to play. The host provided beach chairs which we appreciated although the Scituate beach is all small rocks so shoes are necessary- it's not a sand beach at all. The house had lovely views of the ocean and the owner was responsive to our needs once we arrived although the property manager did not respond to my emails before our arrival. I had to call him on the phone to ask any questions we had before our arrival. But the house itself was really great. Just to note kids are not allowed on the roof where there is a second hot tub because you need to climb a ladder to get up there, but the backyard hot tub met our needs. There is also a field behind the house that kids from a few of the surrounding properties are allowed to use . Overall I would definitely recommend this house to any large group looking for a place to stay in the South Shore.

DO NOT BOOK HERE! Misleading Advertising and Non-working Amenities: *Limited beach access - the "steps to the beach" are to a rocky beach you need shoes for. there is not a place to lay out, and you have to go down a steep sand hill. During high tide there is no beach. *Stair lift, hot tubs, outdoor shower, outdoor grill, kegerator all do not work. The hot tubs are disgusting moldy water smell, water line well below fill line, and not treated. *Not a good place for large parties - this is a residential neighborhood and the neighbors are not happy this Airbnb exists. They have no problem calling in a noise complaint to the police at exactly 11:01PM. Which i understand their point of view, but this should not be advertised as a 16+ person house with all these outdoor decks and spaces. Because as soon as it gets dark you are expected to go into the house. Health, Safety, and Cleanliness: *Black mold spots and active leaks inside the house. *Black mold visible on bedding. *Dangerous railings - some where pulling off from the exterior of the house and very wobbly. *Everything in the kitchen was sticky, nothing was cleaned properly. *Carpets hadn't been cleaned in ages. Owner issues: *Confederate flag hanging proudly from his house (next door). *When we voiced concerns he told us "that's life" "don't worry about it" and "its the weekend can't do anything about it" (note it was Thursday). *We found a handwritten note from a guest that stayed in Oct 2017 in a drawer, with the same issues we experience, and here we are 2 years later none of which had been remedied.

WARNING! The Lion’s Den is a beautiful house that fit all of my needs this weekend. However the owner of the property is one of the worst humans I have ever had to deal with and almost ruined my wedding on multiple occasions. I booked the lions den for this past weekend for my wedding. We rented the house to have a place for our wedding party to stay for the weekend/ host our rehearsal dinner. The house was booked June 1, 2018(the first day it became available for booking through Airbnb). I received a phone call May 10 2019 from Emin of Colbyco telling me that the house had been double booked by the actual owner(Fred) of the rental property and that I was being asked to move my party to other properties that Colbyco/Fred had to offer. Of course this would not work as I already had limos, caterers, hair and make up personnel already scheduled to show up and would still need a place to have a rehearsal dinner. Colbyco does not have exclusive rights to this property and at the end of the day it was not up to them to decide who got to stay at the lions den. We spent 4 days trying to come up with agreement with the other party/Fred to help alleviate the situation to no avail. We scheduled a meeting in Scituate on the 15th to try and work things out. When my fiancée arrived at the Lions Den on the 15th, Fred was confused at to what the meeting was supposed to be about. Apparently the housing situation was already cleared up with the other party and that they were going to take the other properties offered by Fred, however no one had bothered to tell us. while this may sound as good news, Fred then became hostile and insisted that we extend our stay to compensate him for the loss of income he was receiving(we had booked for 3 days, while the other group had booked for 5) though it was his fault the place was double booked. End of the day we agreed to extend our stay by one day just to finish this headache. On the day of our arrival in Scituate we arrived at the Lions Den and immediately ran into the owner(he unfortunately lives directly next door) we tried to get a cordial word in when we saw him, but were straight up ignored. The property was pretty clean, and ready for us upon arrival. The hot tub on the roof was apparently causing problems, and a maintenance technician was there when we arrived. he left shortly later, but caught us off guard that there was someone in the house as we were unpacking all our stuff. Only other thing that was annoying is that the battery on the electric lock on the backdoor was dead, and the door could not be unlocked from the outside(even when turned to the “unlock” position.) On Saturday May 25th we were getting ready for the wedding when our photographers arrived and needed a place to park. Our maid of honor went next door to ask Fred if we could park their car in his driveway. Fred proceeds to scream at her and complain about not being paid(though I already spent over $7000 through Airbnb, including that extra day we didn’t need). He told us we’re we’re not allowed to use any of his driveway/property for anything. It was at this time his wife came outside and took him away. We were so taken a back by his attitude and demeanor that we called Emin at Airbnb to tell him what happened. Emin spoke with Fred and told us that everything should be all set and to let him know if anything like that happened again. We ended up having to move some of our cars over to the wedding venue just so that the photographers could park. Three hours later while we were all at the wedding venue(30 minutes before my wedding) my maid of honor received a phone call telling us that one of our cars needs to be moved as it is on the grass next to the property(not even on the side of the house he lives on). This was the last straw. This petty, old, greedy, asshole was trying to fuck with us out of spite while I am trying walk down the aisle. We essentially said no since we were out and to not contact us again. Thankfully this was the last time we heard from Fred and Sunday/Monday went fine. Long story short. The rental property is great if you are trying to find a spot to host a large event like a reunion or wedding. The location is convenient, and most of the amenities were fine. Emin and Colbyco were so nice to work with and kept in constant communication. The real owner of the house Fred is one of the worst people I have ever had to deal with and lives next door. Is it worth it? Yes. If we didn’t have all this double booking/asshole owner bullshit to deal with, this would have been a 5 star review. My advice is if you want to rent this property do not do so without verbal confirmation from both the rental agency as well as the owner Fred. Rent at your own risk of a weekend full of stress and headaches

This venue was huge and perfect for our group's retreat. It was a simple communication process and the hosts were so responsive. We are already looking forward to when we can make it back!
