It's fairly common to book a place and be a little disappointed when expectations don't meet reality. But in this case, the house and the setting were as beautiful as the pictures--gorgeous! We had plenty of space for everyone, the beach was a short walk, and we could always enjoy the changing beauty of the sound, whether indoors or out on the balconies. Lovely! Note: we stayed during a peak week and had no water pressure when we arrived. We called Landmark and received a reasonable explanation: Topsail is overbuilt. We'd have water, but not in the evenings when demand was highest. Which meant not having water until late at night to shower, or cook, or use the bathroom. We had no choice but to be patient and improvise: late one night, we filled the hot tub with water, which we used for the bathrooms. Two days later, Landmark called to say the owner had installed a booster, but that it can trip off, and needs to be reset. Everything turned out fine--but I wish we knew that on day one

House needs attention, some furniture is broke (maintenance fixed a couple), furnace filters filthy(maintenance changed)shower curtain liners moldy(maintenance changed)tubs drains clogged(maintenance unclogged disgusting!)kayaks unusable, life jackets filthy, grill broke, outdoor shower broke, ice maker broke. There was no TV in one of the rooms, when we arrived there was no hand soap and only two rolls of toilet paper for 4 toilets, 8 people scrambling until getting to grocery. All in all the description is misleading we would have brought our own kayaks and life jackets had we known. We fell in love with Topsail two years ago and very excited to bring our kids to experience the island with us. This was our 30th wedding anniversary gift to ourselves. We paid and treated our family. For what we paid we thought this place would have been perfect. Sad that we didn't get to utilize the Sound like we thought. Disappointed for what we paid. Military discount wasn't offered. Refund maybe?

This is the best house we have stayed at along the NC coast. Absolutely stunning house and even more stunning views. The photos are accurate and we could not stop commenting on how beautiful the house and location were for the entirety of the trip. Check in and out were a breeze and the host provides a great level of detail re: the house. The elevator was an incredible amenity to have - will definitely look to stay here again!

Pros: location, nice view, nice decks off many rooms, dog friendly. Cons: It wasn’t clean, stains on carpet and furniture. Beds were not very comfortable, creaky. Laundry made loud noises and was small. Cookware was poor quality and condition. Issues with receiving rental agreement that wasted a lot of time.
