This gem of a house is at the end of a busy (but friendly) cul de sac. Managed to park. Felt right at home once inside, with clean and comfy furniture, beds, towels; fully equipped kitchen; lovely and warm; very helpful menus from local restaurants - Kai's Chinese Takeaway (cash only) was a real hit! Heated decking area would've been lovely if it had been a tad warmer to sit outside☺️. Walkable distance to delightful town shops and restaurants plus the sea front of course. We found the natives at Lytham St Anne's to be friendly and chatty - a real bonus for our stay (we did have a 10 mth old baby and Corgi with us mind you😅). Would love to return.

It was a convenient location for visiting family in the area, and although not the most picturesque of surroundings, the street was mostly quiet, and close to shops etc. Having been listed as a non-smoking property, we were surprised to smell smoke on arriving, it seemed like a previous tenant may have been smoking at the kitchen door. There was also an unpleasant smell coming from the sofa and arm chair. We had no response from the host about this so spent money on febreeze and air fresheners to make it bearable. It was fairly clean apart from a few blind spots, like hair on the stairs and a dirty/smoky oven. With a bit of TLC it could be a nice place.

+ location + house size + garden secure for dogs + veranda with outside heating + early check-in without charge + condiments, milk, tea and coffee available + quiet, peaceful neighbourhood + washing machine + Wi-Fi stable enough to complete work - no response from host on air B&B app so had to use cottages,com web chat - dusty, spiders and cobwebs and dirty in places - toilet seat didn’t fit - shower runs hot and cold - some blinds broken and tatty - oven not cleaned - front door tricky to open/close and lock - double mattress uncomfortable - parking limited in cul-de-sac but lots of parking on the main road Overall a pleasant stay exploring Lancashire and cities of Liverpool and Manchester. Enjoyed the peaceful and quiet location and walking distance to local amenities and town centre. Thank you!

Super base for a few days away with my teen/grown kids to explore Liverpool, the Lakes and of course the Flyde coast and Blackpool. The house is very comfy and clean with all the kitchen basics you'll need (including a washing machine, which we didn't need/use but don't think was on the listing). Few slight niggles were that we didn't seem to be expected - there wasn't enough loo roll or any milk (which was being left for the people due to stay after us) and the cleaner let themselves in on our first morning! They didn't know we were there. Don't know who was most shocked!! Obviously a very good cleaner though - everywhere was clean and tidy. We highly recommend "foodie fusion" for fabulous food - about a mile east along the main road and Wellings Ice cream place in Garstang. Would not hesitate to stay at Lytham House again.

Great, affordable and dog friendly stay for our weekend trip to Lytham. The porch area out back was a particular highlight. Would definitely stay again!
