This place is exactly as the reviews describe: dirty, needs maintenance, and an investment property. The furniture is extremely worn out (like paint peeling, stained, and feels like it’s completely worn out). This is great if you’re looking for a deal, but don’t expect more than 3 stars. The highlight was that they have a coffee pot but no container for the filters. They also have a washer but it is completely rusted out inside… We wanted to stay in and cook, but we couldn’t really use anything as it was either unusable or the replacement was just put there so people couldn’t complain (ie microwave and freezer are broken so the have a countertop microwave and freezer chest instead of fixing the appliances). Also, the master bedroom roof is leaking and starting to smell like mold..

Clean and comfortable, but it was frustrating that the internet was slow, the cable package was basis (couldn't watch the Masters on ESPN), and the owner have a freezer chest and counter top microwave instead of simply fixing or replacing the built-in units. I would say it felt like an investment property rather than someone's home you are renting.

Lovely location perfect for our family getaway. We really enjoyed our stay. Very comfortable beds and good bed linen. Plenty of fresh fluffy towels. I do think the ‘water view’ headline description is a little misleading though as the water view is only visible from the side windows/balcony of the master bedroom - or from the rooftop if you’re tall enough!

My review is mixed and that’s less about the house the. The host. It is a very large house for Balboa island. So great for inviting friends and family over for a meal, the day. Master bedroom and rooftop were stand outs. kitchen was good. We cook every meal. Location great. We have been coming to Balboa for years and would prefer to rent from real people not Vacasa. You get polite pro forma responses to issues. One issue took days to be resolved. A house guide is needed. We never figured out how to use the living room or master tv. I asked. Simple to have a notebook with info like this and hearing system which went on in the back bedrooms and my kids did t know how to turn off. Once was told to download spectrum app. But one of the remotes turns on the tv? And why did I have to spend time on this? Note no common shower so whomever stays in the cool third floor room has to use an en suite bathroom. Beds were very comfortable. The cafe a block away has good muffins

We truly enjoyed our stay! The home was beautiful, and exactly as described. It has tremendous character, beautiful touches, and high end finishes throughout. The floor plan is custom, not cookie cutter, which we loved. There are many separate areas both inside and outside to have peaceful quiet time. The neighborhood is safe, with friendly neighbors. It’s walkable and close to the marina, restaurants, coffee shops, boutiques, etc. It’s such a lovely locale if you’re looking for a combination of amenities and peace. The homes are all close to one another, and the streets are narrow and require navigation at times, but these are to be expected of Balboa Island, and really add to the charm. The beds, linens, toiletries, etc in the home were all very nice and accommodating. The garage is tight, but manageable. Our standard sized SUV fit fine. Other than that we loved everything and look forward to returning!
