Enjoy miles of hiking on public lands directly in front AND back of the property. The home features 3 bedrooms, 2 1/2 baths, a sleeping porch (twin beds), and lovely views. All-season fun for everyone: hiking, biking, skiing, downtown dining and shopping, river trips, and more. Experience all Durango has to offer from this central location. You are very close to downtown but will be on 10 acres with plenty of parking, wildlife, and views. The home's main floor has a large, open dining area with seating for 10. The kitchen is fully stocked but plan to bring your own food. A bag of fresh and locally roasted Durango Coffee Co. coffee is waiting for you. Otherwise, only spices/salt/pepper and oil are provided. There is a comfortable study with space for reading, a great work table and games for everyone. The TV room has Italian leather furniture to settle in for movie night. On the sleeping porch, you will find a seating area and a daybed with a trundle. The beds are wrapped in thick, warm comforters. Please note, the sleeping porch is considered the fourth bedroom but it does not have a completely private, separate space. We have excellent wi-fi but some cell carriers have patchy reception so you may need to have your phone connected to Wifi for perfect service. A full-size washer and dryer (with laundry soap and dryer sheets) are provided. Upstairs there are three bedrooms. The large master bedroom has a king bed, a comfortable pull-out queen sofa bed, seating area, TV, and a full en suite bathroom. There are two additional bedrooms with queen beds. All beds have luxury mattresses with 100% cotton, high thread count sheets and fluffy, hypoallergenic duvets. These rooms share a bathroom with a large tub if you enjoy soaking. On the wrap around deck there are seating and dining areas and a new propane grill. You'll love the expansive views, grazing deer, turkeys, and the fenced yard.
