Deepak and I really enjoyed our stay at 45. After a long, hard slog through the traffic to get to 45, we left our bags inside and set off to meet friends and family. We enjoyed the local bars and restaurants and headed back for some well deserved shut eye. The mattress was amazing, and the room was warm and cosy. The bathroom was stunning; we enjoyed a nice dip in the tub, and relaxed in our robes thereafter - a mini spa experience no less. The great thing here, despite being there for such a short time, it felt as though we were there for much longer! Restful and peaceful, with a cracking vegan breakfast, the kitchen / diner and lounge had a homely feel, with stunning decor and a wealth of beautiful objects. Teddy was gorgeous - a loveable little guy, for sure! Stunning property and would highly recommend this as the go to destination when visiting Frinton-on-Sea. A true gem!!

Anne made us feel so welcome, despite a very last minute booking - rearranging things to give us our preferred room and even ringing a restaurant for us. Our room was comfortable, quiet and very well equipped. Breakfast was delicious and very sociable - we enjoyed meeting Anne’s other guests and chatting to both Anne and her husband. I would highly recommend it to anyone planning a stay in Frinton.

We were met by Maxine, our Co-host. She made us feel very welcome and made us feel very at home. She explained everything we needed to know and showed us around. Our room was absolutely stunning, with a beautiful on-suite, we were totally overwhelmed by it and it made us feel just like our own home. The bed was so comfortable and we had a wonderful nights sleep. When we came down for breakfast the following morning, we were totally taken aback to see how Maxine had set the table for us and the other two couples that were also staying at the property. Every piece of cutlery, plate, tea and coffee cup were set beautifully. I could not have done it better myself. There was a variety of things to have for breakfast and nothing was too much trouble for Maxine. It was a lovely experience, and thank Anne and Maxine for letting us stay. It truly wonderful. We would thoroughly 100% recommend staying at this property, you will not be disappointed.
