The views and location was superb! Having said that , the pricing was way too inflated. We had stayed in Beverly Hills before coming to this property and we were offered a 5 story Building exclusively with a swimming pool, spa and complete privacy! This property did not offer us private access to the beach. The bottom portion was rented out to another family which further sacrificed our privacy. There was a distinct odor coming from the place that should have been rectified before our arrival. Overall, the price did not justify the amenities offered but we tried to focus on the location and stunning views!

This is a great house with incredible location and views. That said, there are a few things to be aware of before you book: 1) The house is a duplex, not a standalone house. You will likely have neighbors to the side / below you. 2) The bedroom that has 2 "beds" (not the bunk bed room) does not actually have 2 proper beds. It is a 1BR with a small bench that pulls out to be a cot (it is also the Master). Do not expect a private Master for one couple or a proper second bed in that room. It does have epic views of the water and a nice porch, though. 3) Communication will be poor. No responses to any messages I sent. Needed to be called to get any reply. This included a message I sent 4 days before check in -- no reply. 4) You can only park 3 cars at the property and they say they will fine you $1000 if you park on Neptune, which is insane. Ultimately, they'll never know if someone in your party parks on Neptune so it isn't the biggest deal, but just reflects the management company in general. Lots of fines in the small print. 5) Hot tub is in a common area right outside the door to the other unit. Ultimately, it is an awesome house with epic views and a solid location. Just be aware of the 5 things above before you book.
