THIS IS THE WAY TO DO TULUM! I was hosting a bachelorette party and this space was the perfect mix of quiet bedrooms for personal space and perfectly laid out group spaces. The perfect mix of going out in Tulum and relaxing at home!The houses is an easy 20 minute van to busy Tulum and the amazing staff is helpful for booking cabs to town and it is easy to grab one back. This allows you to go out (Gitano, Hartwood, Papaya Playa!!!) when you want but retreat to your idyllic space for long beach days. If you stay in the hotel zone you hear music and parties all night long if you stay at Casa Semilla you hear waves crashing and nature! The beach was gorgeous and great care was taken to remove seaweed but I never saw any workers doing it unlike the big hotels where seaweed removal takes away from the relaxing vibe. The cooks spoiled us so we didn't have to lift a finger. I loved the rooftop for sunset cocktails and the amazing new mural!

Overall, we had a great stay. There were 13 of us staying in this house, and we had some other friends in some surrounding homes in the bay, walking distance. The area is great, especially if you want to spend most of your time in the bay, paddle-boarding/kayaking or hanging out by the pool. There was a lot of seaweed 2 of the days we were there (so do some reach regarding the best time of year to go!), but we were lucky that a storm came in one day and pulled it away the last couple of days. If you want to go downtown, to the beach bars, cenotes, the ruins, or even shopping for groceries, be aware that the house is pretty secluded and taxis are expensive. Renting a car might be a good idea! The nearest grocery stores close to Tulum don't have a huge selection, so I would also recommend doing your shopping in Playa on the way down (unless you plan on having them stock the house for you). The house overall is great. The bedrooms are clean/comfortable, and the backyard/pool is pretty spectacular. One complaint I have about the house, however, is the kitchen. We were planning on doing our own shopping/cooking, which is a huge reason we opt for getting Airbnbs over a hotel, but we found it pretty difficult here. Not only is shopping for groceries difficult itself, but the kitchen is hard to work. There was only one oven rack, which made cooking for 13 people very time consuming. The stove/oven was difficult to use; you have to light the pilot every time you want to use it, which we weren't told about beforehand. The oven also turned off by itself a few times. The (full size) fridge didn't work so our food spoiled, and the freezer beneath was duck taped shut, which isn't acceptable for the expense of the house. They do, however, provide a small, additional refrigerator and freezer in the pantry which works. Unfortunately, there just isn't enough room in those units to accommodate more than drinks. Due to the difficulty in shopping/cooking, we ended up asking for the chef services (which we had initially cancelled). The chefs were amazing, and something I definitely recommend. Edwin and Marisol were also a huge help around the house.
