Really enjoyed our stay. Very short walk into Southwold. Close to the beach. On road parking was easy enough, although we did have to walk quite far on the first day when we checked in. but parked right outside for the rest of the stay. The floors of the house and the bathrooms weren't very clean when we arrived. But kitchen and linens were all clean, which is most important. Would stay here again, but did feel that the check in time of 5pm is ridiculous. That's far too late, especially for the price you pay per night. To not be able to get in until 5 pm made everything quite rushed that first evening and not relaxing like a holiday should be. We were told that they would let us know if it was ready early, but they didn't, and we actually saw the cleaners leave an hour and a half before check in as that's when we first arrived. Would say as well, that the outdoor games and cushions should be stored better. They were in a huge pile just off the living room and looked quite messy.

We had a great week away with family. 9 stayed in the house, 5 Adults and 4 children (mixed ages). The house is so spacious, great family area, quiet areas if you need a break, bedrooms all lovely and the kitchen had everything you need. Would definitely go back and stay again.

A fantastic location and great house for our group of 10 aged from 7 to 76. A great area for games for the kids lots of pool and table football played. The closeness to the beach and town was amazing and lots of cold water swimming and trips to the local pubs were had. Our cavapoo loved the walks around and the spacious ground floor and garden in the house. A shame we could not get the complicated entertaining system with projector to work on the ground floor but it was nice to have a complete break from the tv. Some updating to floor and bathrooms is needed but this did not spoil our holiday.

Positive first. Great house and location for our mixed age family group of 13 for a long weekend away. Good size and equipped recreational lounge and kitchen space for our group. Negative. Check in time of 17.00 is late without paying an additional fee to get in at 14.00. On entering the house it was cold as the heating was left turned right down, bearing in mind it was winter. One of the two boilers was in a fault condition and not working, so seemed to take a long time to heat the house up. When we turned the lights on one lighting circuit tripped out, eventually found the circuit board but the circuit would not reset. This left us with no lights in areas on the ground floor including the toilet. Landlord was notified but could not repair. The next morning the hot water for showering ran out as the time schedule for replenishing was set right down to once a day for an hour. Very drafts window frames in the main bedroom All in all a bit of maintenance is needed and thought.

Overall, a fantastic place to stay and it met our needs perfectly. Quick walk to get to the centre of Southwold, which is beautiful. Spacious and clean. Would recommend!
