Our bright 3-bedrooms Provencal villa is ideal for families or groups of friends living in absolute peace and quiet, yet close to the region's amenities and tourist attractions. Large swimming pool, numerous terraces, plenty of sunshine and large 2000m² Mediterranean garden. We're just a stone's throw from the typical villages of St Paul de Vence and Cagnes sur Mer. The property is fully air conditioned and features WIFI in all rooms. This 1950s Provençal-style villa is fully air-conditioned. It spans a total surface area of 200m2 over 2 levels + approx. 100m2 of terraces. The house is located on a hill facing south-south-west, with uninterrupted views of the neighbouring mountains and forests. The property has been recently refurbished. The 2000m2 garden is graced with Mediterranean plants and trees, including ancient olive trees. It is entirely secure and fenced. The entry to the house is secure. Access is via a small road leading to a couple of villas, making it very quiet. A large outdoor area provides easy parking for 3 cars, and there is also an awning for one car in the cool shade. On level 0, a protected entrance hall leads to: - A luminous, fully-equipped kitchen with fridge, freezer, induction hob, oven, microwave and dishwasher. Everything you need to prepare meals is also available. - Guest WC with hand-wash basin - The Blue Bedroom": A large master bedroom with storage space and en-suite shower room and WC. This ground-level bedroom has its own access to the outside and can accommodate people with limited mobility. The bed is a double (160cm). -A spacious, contemporarily decorated living room with a lounge area featuring a sofa and comfortable armchairs facing a smart TV. Guests will have access to all programmes and applications such as Netflix and Disney using their own passwords. This living area leads on to a dining room that adjoins the living room. There's plenty of storage space and plenty of crockery and cutlery for family and friends to enjoy together. -An open office overlooking the terrace, with a table and chair for you to work in complete comfort. There is also a small library here for visitors to use. A stairway leads up to level +1: -One room that can be used as a reading area or simply for a quiet afternoon nap, with a sofa and storage space. -The Green Bedroom: A spacious master bedroom with a green, contemporary decor, a 180cm-wide bed and plenty of storage space. This particular bedroom has a ( which is not functional) and its own terrace with chairs and a small table where you can enjoy breakfast together. The large window provide plenty of natural light. -The Yellow bedroom: Another large bedroom with a double bed (160cm), which is also very luminous. Again soberly decorated in blue/green tones. This room also has plenty of storage space and plenty of natural light. - 1 bathroom with bathtub and WC, 1 bathroom with shower and 1 separate toilet are also available at this floor of the house, giving travellers complete privacy and complete independence. The property also features a huge outdoor area, including a 2000 m² landscaped garden. At the lower end of the house, our guests will be able to enjoy terraces equipped with tables and deckchairs, as well as a gazebo ideal for cocktails and relaxation. A private pool area is also available to our guests, with large sunbeds and sun parasols. The swimming pool is 5 metres wide and 12 metres long. Please note that the pool has 2 alarms that can detect any sudden movement. However, children are entirely under their parents' responsibility. A large pergola allows guests to enjoy meals by the waterside at a table seating 8, equipped with a water point and a plancha grill. High-speed fibre-optic WIFI is available throughout the house.
