Found at the end of a no-through road, Dryburgh Farmhouse enjoys a wonderful location: the River Tweed is but a salmon’s leap away, while ruined Dryburgh Abbey is within a few minutes’ walk. That convenience is matched by splendid versatility, both in terms of sleeping arrangements and the many shared social spaces. A pretty red-sandstone property and large, lawned south-facing garden, this old farmhouse includes two spacious lounges, each well stocked with deep sofas and warmed by log-burners. GROUND FLOOR Access leading into a large hallway. Sitting room with generous sofas and armchairs provides plenty of seating space. French doors lead into the garden. Wood burning stove with logs supplied. Technology includes a flat screen TV with Freeview and DVD player. A selection of books, games and DVDs are provided. Open plan kitchen/dining area fully equipped with range cooker with double oven and grill, five burner hob, large fridge/freezer, dishwasher, washer/dryer, microwave, Nespresso coffee machine (pod type) and wine fridge. CD player/radio, wall mounted flat screen TV. Dining area with large marble-topped rectangular table seating 10-12 guests. Please note the dining table has been changed from the circular one shown in current images. Lounge with two large sofas, wood burner with logs supplied, TV with Freeview. Separate dining room with dining table which seats six but can extend to seat 8. Bedroom one with zip and link beds which can be configured to 6’ super king or 3’ twin as required, side tables, chest of drawers, fitted wardrobes with storage and hanging space, flat screen TV. En-suite shower room with large shower with rainforest head, heated towel rail, basin and WC. Large glazed doors with Juliet balcony with views over the garden and river. En-suite bathroom with large shower with rainforest head, heated towel rail, basin and WC. Bedroom three with zip and link beds which can be configured to 6’ super king or 3’ twin as required, side tables, chest of drawers, built-in wardrobe with storage and hanging space, flat screen TV. OUTSIDE There is a large south-facing lawned garden with outside furniture which is fully enclosed. The property benefits from two gas barbecues. The farmhouse has its own private access drive with ample private parking. The property sits adjacent to the Dryburgh Steading properties - marketed as Dryburgh Steading One, Dryburgh Steading Two, Dryburgh Steading Three and Dryburgh Steading Four which sit in the same ownership and are also available as holiday lets. The Dryburgh properties sit directly opposite the River Tweed at the end of a no-through road. PARKING There is ample private parking at the front of the property. ELECTRIC VEHICLE CHARGING There are two three-pin 3kW outdoor sockets available for all guests staying in Dryburgh properties to charge electric vehicles, found next to the sheltered communal parking area. Please note that these are available on a first-come, first-served basis. For safety reasons, please only use the dedicated charger for car charging at this property. Discover alternative electric vehicle charging points here. BABIES & CHILDREN A travel cot and highchair are available on request. DOGS Two dogs are welcome. Please ensure dogs are clean and dry before entering the property and are kept downstairs and off the furniture. GUEST AMENITIES High quality bed linen and luxurious towels are provided for guests along with hand soaps and toiletries. A hairdryer is provided in each bedroom. Bath robes are supplied. WI-FI & MOBILE COVERAGE Wi-Fi is available but guests should be aware that speeds can be variable. There is good mobile coverage on most networks and a 4G signal. HEATING Central heating throughout the property. Wood burning stove in the sitting room with logs supplied. ADDITIONAL ACCOMMODATION For guests looking to holiday together, the Farmhouse can be booked alongside Dryburgh Steading One (sleeping 4), Dryburgh Steading Two (sleeping 4), Dryburgh Steading Three (sleeping 6), Dryburgh Steading Four (sleeping 4), The Bothy at Dryburgh (sleeping 2), Dryburgh Stirling One (sleeping 4) or Dryburgh Stirling Two (sleeping 4). Dryburgh Farmhouse is just a five minute walk to the Dryburgh Abbey Hotel where guests are welcome to use the bar and AA rosette restaurant and bistro, and is just three miles from St Boswells which boasts the fabulous, award-winning Mainstreet Trading bookshop, café, deli and antiques shop and the excellent Blue Coo Bistro at the Buccleuch Arms. There is also a good butchers, small Co-op supermarket and the Borders Gunroom.
Nearby Melrose (7 miles) is one of the most picturesque in the Borders and has an excellent range of independent shops selling fine quality food and drink including The Country Kitchen for deli produce, cheeses, whole foods and fresh coffees; Dalgetty’s Bakery, makers of the original Selkirk Bannock; or Baird’s Butchers for locally sourced produce as well as freshly prepared homemade meals which are perfect for holiday stays. You will also find a quality fishmongers, a fresh fruit and veg shop as well as two small convenience stores.
For coffee and cake, pop into Apples for Jam for a steaming cappuccino and a delicious butter cream sponge, or for evening dining, the Town House, Provender, Burts or Marmions all come highly recommended. A short drive will also take you to the pretty conservation village of Gattonside ( 6 miles) for excellent food at Seasons or the Hoebridge Restaurant.
