Due to rampant Airbnb Squatting happening in the Airbnb community, I apologize and deeply regret to strongly warn you on this: If you will not leave the house after 10 AM check-out, or if you come back inside my house after you checked out without host’s permission, the host will call the 911 Police to arrest you and file a case against you with your "time-stamped" video records submitted to the 911 Police as evidence for "CRIMINAL TRESPASS" under US Federal and State Laws. You will be jailed and fined $5,000. On the other hand, the host will immediately claim $1,000 as Trespassing penalty against your Airbnb account under Airbnb Resolution Claims. You are not allowed to use my address for your Driver License or State IDs or other Federal or State benefits claim because you agree and understand that you are only an Airbnb Guest of my house and not a Resident or a permanent occupant or a tenant. They will be returned to senders. Only Amazon and similar deliveries are allowed. 3. 10 AM STRICT CHECK-OUT STIPULATION. At 10 AM Check-out you agreed to check-out based on Airbnb policy rule, and based on this Full Disclosure stipulation that you agreed before you book. You agreed that we will enter your room at 10 AM and understand that you already checked-out and whatever things we find in the room we will put them in a see-through and clear plastic bag and put them in our storage that you should claim before 5 PM same day. You agreed to waive claims on your unclaimed things after 5 PM and release us from any claims of liabilities, loss or damages of your things as you agreed that we dispose of them after 5 PM without compensating you. PRIVATE ROOM ONLY HAS INTERNAL LOCKS. Your Private Room has no external lock that you can lock from the outside due to laws of New York State, and laws of Nassau County outlawing external room locks and penalizing external room locks up to $5,000 to $60,000 fine. Your Private Room has only 2 internal locks composed of sliding lock and chain lock. You have the option of activating Ring video camera monitoring in your cell phone. 4. CLEANING FEE CAN NEVER BE WAIVED: The Cleaning Fee is used to pay one time to the housekeeper who cleans your room after you check out and also used to pay the laundry fee of your bed sheets, pillow cases, comforter, towels, etc that you used during your stay. You understand that the host does not clean your room every day and the host does not change your bed sheets, pillow cases, comforter, and towels every day. At any time of your stay, every time you want your room cleaned and or you want your bed sheets, pillow cases, comforter, and towels replaced; you will pay the Cleaning Fee. YOUR BOOKING IS NON-CANCELLABLE AND NON-REFUNDABLE. You cannot cancel this booking and ask for refund under the Airbnb Strict Cancellation Policy. 5. NEIGHBORS. Airbnb is legal in Hicksville, New York. But my neighbors do not like Airbnb. If they come to you and ask you anything, just look at their face and say nothing. This is your Miranda Rights. As a free human being, you have the right not to answer any questions. 6. NO PROPERTY SHOWING. The host cannot show you this property before you book. The host does not allow direct booking or cash payment. Everything must be booked and paid STRICTLY through Airbnb. 7. PARKING. ONLY STREET PARKING is available in the property. Please read the PARKING SIGNS. The parking in the premises are reserved for cleaning and maintenance staff, as well as other emergency uses for ambulances or deliveries. But if the premises parking is empty, the guest can ask permission from the host to use the parking. 8. STRICTLY ONE or TWO PERSONS ONLY IN THE ROOM. Only 1 or 2 PERSONS are allowed in the room. The Host will evict immediately guests that will violate this 2-occupancy rule with the presence of the police. The video camera records all guests coming in and coming out of my house.Hicksville, New York only allow 2-person occupancy per room based on County regulations. 9. CHECK-IN & CHECK-OUT: Check in time is at 4PM. You can also check-in anytime after 4PM. Check out time is STRICTLY 10AM. It is a crime of Criminal Trespass against US Federal and State Anti-trespassing Law to overstay beyond the 10AM time allowed by Airbnb in my private house and in my private property and you will be arrested and fined $5,000. 10. HOW TO CHECK-IN: To check-in, you must click “TRIPS” in your Airbnb account ON THE DAY of the check-in. Read the Check-in guide for the EXACT ADDRESS, DOOR CODES, and STRICT PARKING INSTRUCTION that will appear in your Airbnb “TRIPS.” 11. HOW TO CHECK-OUT: To check-out, follow the Check-out instructions. Anything left inside the room after check-out time will be placed in our storage up till 5pm same day, and after 5pm the host will dispose of them without compensating you. 12. NO CABLE CHANNELS ONLY INTERNET FOR STREAMING. You will use the internet access in the Smart TV in your room to do STREAMING using your own accounts in Netflix, Hulu, Disney Plus, Amazon TV, etc. There are no cable channels provided by the host. 13. EVICTION BY THE 911 POLICE: The host will bring the 911 police to evict you if you are still present in the house after 10AM. Guests will be evicted if they violate the safety, security, health standards, peace and order, and house rules. 14. UNLIMITED KEURIG COFFEE, DRINKING WATER & OTHER ESSENTIALS: Unlimited KEURIG coffee for guests is in the shared kitchen. Each Private Room has 2 bath towels & 2 face towels provided one time. If you stay longer, you must bring additional towels. We do not provide towels every day. We provide iron & ironing board, air blower, hangers, heat wall unit and AC in summer. Free body wash, shampoo and conditioner are in the shared bathroom. The drinking water is supplied by the kitchen faucet. Public water supply in Hicksville, New York where this house is located is safe to drink because we have our own Hicksville artesian well. If you need something not listed as amenities, you must buy them, and the host will not re-imburse you. 15. WHY YOUR DOOR KNOB HAS NO LOCK: New York State and Nassau County Laws require your room to have no locks even you leave. You will leave the room close but unlocked when you leave. But your room has sliding lock and chain lock when you are inside the room that you can lock. DO NOT OPEN THE DOOR IF SOMEONE KNOCKS ON YOUR DOOR. THE HOST OR HIS STAFF WILL NEVER KNOCK ON YOUR DOOR. THE HOST WILL ONLY MESSAGE YOU THRU AIRBNB OR TEXT YOU THRU YOUR PHONE. As a guest yourself, YOU ARE NOT ALLOWED TO KNOCK THE DOOR OF OTHER GUESTS. Call the Host if someone knocks on your door because it’s a privacy violation tantamount to eviction penalty. 16. THE NEW YORK ROOM LAW: Based on New York Family House Dwelling Laws, the room cannot be left locked if you are not inside the room. Only hotels, motels, inns, and other licensed and commercial accommodation facilities are allowed to put locks on the door knobs. My house is a family dwelling house and strictly observes the New York Family House Dwelling Law. So the Door Knob has no lock when the guest leaves the room. However, the room can be locked with an internal chain lock and slide lock when you are inside the room. Above the room door is an expensive and interactive RING CAMERA which allows you to receive alerts in real time through your smart phone if someone comes near your door or enters your room while you are away and you can immediately talk to or warn the person. New York family dwelling houses can be penalized from $10,000 to $60,000 per room if the host put a lock on your door knob. If you are uncomfortable with this set-up, please do not book this room. If you book this room, you have to message the host your email address and follow the link sent to your email how to activate and have real time access to the Ring Camera . 17. SERIOUS WARNING: If you smoke cigarette, e-cigarette or weed, vape, or do drugs in your room, detector SMOKE-NICOTINE-DRUG-VAPOR alarm will sound off and I will terminate your stay. You will be evicted by the police and penalized $1,000 thru your Airbnb account. 18. VERY IMPORTANT NEIGHBORHOOD SAFETY AWARENESS: The host believes that his neighborhood is safe. You are responsible to search online the safety data of my neighborhood. 19. THE HOST DO NOT GIVE RECOMMENDATIONS. Do not ask the host for recommendations of restaurants and places to go or transportation or anything . The host prefers that you explore yourself. Besides, online information provide more accurate and real-time recommendations. It will save you time as well as it will save the host time. 20. SECURITY CAMERAS: Total of 3 Ring Cameras outside of home facing main door entrance, driveway and backyard. Cameras will be recording during a reservation.The SECURITY CAMERA is reviewed by the police if there is an incident. 21. ENERGY SAVING MOTION LIGHTS: They are installed in the living room, and hallway so you do not need to switch on or off. 22. CRIMINAL TRESPASS. Touching the mailbox or entering the house after you check-out without host’s permission is Criminal Trespass violation under US Federal & State Anti-Trespassing laws with punishment of 2-year jail time and $5,000 fine. The host is very strict on this. The Security Camera is reviewed by the police as evidence. 23. HOUSE CONSIDERATIONS. The house is post WWII house. Noise is easily transmitted through its thin walls. The floors, stairs, and doors create creaking noise. If you book this house, you cannot complain about these noises as you are foretold. 24. PRIVATE ROOM: You book a Private Room in a standard American house, not a commercial building. The room is small, very minimalist, and functionally utilitarian in terms of limited room space. This shares bathroom, kitchen, and living room in the house. 25. NO PETS ALLOWED: The host has pet anaphylaxis allergy. Pets are not allowed. 26. NO IN-HOUSE GUESTS PERMITTED. Entering other Private Rooms is not allowed. You are not allowed to let other persons from other Private Rooms in the house to enter your room. Transact your business outside your room. 27. OTHE UNBOOKED PERSONAL GUESTS. You are not allowed to entertain your UNBOOKED GUESTS inside my house. You have to entertain them in other places outside my property. 28. RECEIVING MAILS AND PACKAGES: You are allowed to use the address to receive mails and packages if you stayed for more than a month. The host is not responsible for your lost mails and packages. After you check-out, any of your mails that arrive will be thrown in the garbage. We are not responsible to send them to you and we do not allow you to tell us to send them to you. You are not allowed to use my address as address to your Driver License, or any Federal, State or County claims without informing the host. 29. DROP-OFF: Free early arrival drop-off of luggage before check-in is allowed. You can also leave off your things in our Drop Off storage after check out until 5PM. If you fail to retrieve after 5PM, the host disposes them without compensating you. 30. COMPETITIVE PRICE: This Private Room is the most affordable and most complete Airbnb. You can compare the amenities and prices with other listings. 31. PICTURES ACCURACY: Pictures about the listing may change without notice due to continuous improvements of this property. The host tries his best to post accurate pictures based on the actual property. Contact the host if you see inconsistencies in the posting. 32. DISCOUNT RULES: Discount is fixed and non-negotiable described in the listing. Discounts may be discontinued without prior notice. 33. CANCELLATION & REFUND: Your booking is a NO CANCEL-NO REFUND POLICY except as provided in the Airbnb Extenuating Circumstances Policy. 34. YOU CANNOT CANCEL IF THE HOST CAN CORRECT THE SITUATION. You can only book and pay thru Airbnb. 37. CLEANING FEE & ROOM SERVICE: You only pay one time cleaning fee for your entire stay. The host provides 2 bath towels, and 2 face towels. If you book for long-term, bring your own towels to cover your long-term stay. Host does not provide daily room cleaning service or daily towel changes. 38. LONG TERM GUESTS: Every time you want your room cleaned and beddings change by the host , either one or both; you will be charge the Cleaning Fee. 39. KITCHEN, AND BATHROOM CLEANLINESS. Clean the bathroom after you use. If it is dirty, call the host. Clean the kitchen after use. Wash and dry the kitchen sink, kitchen countertop, pots, pans, plates, stove, oven, and other kitchen equipment after you use and put them back to their places. The host will penalize and evict you if you will not wash any kitchen equipment or utensils that you use. 40. MARK YOUR FOOD IN THE REFRIGERATOR. You share the refrigerator with other guests. You are required to put a sticker dot with your room number on every food you place in the refrigerator. The dot markings are provided. Food with no dots is thrown every day. 41. IF YOU STEAL FOOD OF OTHER GUESTS FROM THE REFRIGERATOR, YOU WILL BE EVICTED: You will be EVICTED immediately if you wrongly get other food or steal other food in the refrigerator. 42. RODENTS, PESTS, & WILD ANIMALS. This Airbnb accommodation is a Private House. So, this house could be affected by rodents, pests, and other uninvited animals. This house is managed, maintained, and exterminated monthly by one of the largest and best pest exterminators in America. So, this house is free of rodents, pests, & wild animals. However, due to proximity to the body of water, Subway Train, restaurants, and commercial establishments in the city; mice, rats, other pests, and wild animals might be found outside, or inside the house in rare and isolated situations. Call the host immediately when this happens. You cannot cancel your booking if you see a rodent, pest, or any uninvited animal in the property. It is beyond the host if in isolated case this happens. The host can call his paid pest exterminator. 43. 5-STAR FEEDBACK: During your stay, call the host instantly to resolve any discomfort so the host will earn your 5-star feedback. If you give a 4-star or below, this Private Room will not appear for a week in any search. Share your experience to the host to improve your stay. In this way, you provide a better place to future guests and see the improvements when you come back. 44. QUIET TIME: All guests must observe quiet time as described in this listing. You can come in and out the house anytime; quietly and silently. 45. THE 1ST FLOOR. The 1st Floor has rooms 1,2, and 3, the shared kitchen, and shared full bathroom. The 1st Floor is accessed through the Main Door. 46. THE 2ND FLOOR. The 2nd Floor has 12-step staircase to Private Room 4,5,6 and 7 and shared full bathroom. 47. GUEST ACCESS. Guests can use all the general and shared areas of the house. 48. WASHER & DRYER. No washer and dryer are available in the house to use. There are many commercial laundromat near my house that you can use. 49. NOISE & LIGHTS: Do not make noise in your room. Room walls are thin. Noise is easily transmitted. Noise may come from vehicles and passers-by in the front street. Bring your own ear plugs. The window blinds may reflect outside lights. Bring your own eye sleeping covers. 50. COMMUNICATION: Contact the host 24/7 DAY or DAWN to resolve all inconvenience you encounter. The host prefers that you message him through Airbnb for all your questions because there are privacy and security risks involved in providing information over the phone.
