4. Neighborhood guide to Gorgona Panama
Set on the beach side of the highway (Inter- Americana which runs from Costa Rica through Panama) the town before you reach Coronado is a town called Gorgona or Nueva Gorgona (New Gorgona). As you enter Gorgona, you will find many little local shops, Mini-supers which are commonly known as Chino stores, hardware stores, local restaurants, and Fondas. Also, at the entrance of each beach town, one will find a Police station. Gorgona Police have a vast presence within the community.
Gorgona is positioned as the second most popular place after Coronado. There is an abundance of interest in this town currently from investors as they predict it's the ‘next Coronado’ within the beach area. Coronado is full and does not have much land left for development, whereas Gorgona has lots of land available for development at more affordable prices.
If you are looking to retire in this community and wondering what you will do with your time, there are many volunteer opportunities in this area. ‘Dog walk’ is one, situated in Gorgona. A group of Ex-pats donate monthly to assist with the rental of a property, where around 26 dogs are housed and taken care of. Many donate their time to walk the dogs, others assist with money to help with medication, food and supplies to run the facility. Street animals are a huge concern in Panama so this is a privately funded project & it offers the opportunity to become involved in the community, helping homeless dogs.
On the real estate front, there are many options from apartments to houses. PH Royal Palm, is a luxury apartment building right on the beach with great amenities. Often properties are available for resale and rent, this is a prime example. Rental rates will vary depending on the time of year, length of stay, etc. Rental rates vary between $1000 to $1500 per month. If you are looking to buy, you would be looking at around $170 000 for a two-bedroom, 1 bathroom 70m2 apartment with an ocean view. The apartments are generally sold fully furnished in the building- all you need are your clothes and food.
Within walking distance, depending on the tides, you have access to the Gorgona Fish market where you are able to purchase fresh fish on a daily basis from the fishermen on the beach. Depending on what side you are on at Royal palm, you can either watch the sun rise or sun set behind the beautiful mountains that are visible all around. Finding a beachfront property that is new in the area for under $200k is not easy, hence this project has been a huge success!
Another great condo project in Gorgona is Ocean Waves, set a little further down the beach from Royal Palm. This is also a new building and has great amenities and beautiful modern finishes. There are smaller building options too along the Gorgona beach front, depending on what you are looking for. Suenomar is a boutique-style project, offering beachfront access and options for Sale and for Rent. The Biltmore is an older building offering large-sized apartments, only two condos per floor & only 12 floors. These are the main beachfront buildings that are available on the Gorgona beachfront strip.
One of the three international schools that are available along the Pacific coast is located on the main road, coming into Gorgona. PCIS (Panama Coast International School) is a small school that offers an international curriculum, from primary up to high school.
