*NEW PROPERTY - MAY 2024* The Garden House is professionally managed by St Ives agency, Orange Roofs. We are online and have an office in St Ives too so are very knowledgeable about the area. The Garden House is in central St Ives very close to beaches, shops, restaurants, galleries and cafes. It is dog-friendly and has an enclosed garden. It sleeps 4 in two bedrooms and has two bathrooms. There is 1 allocated parking space provided at St Ives Rugby Club which is 20 minutes walk from house. We are sure you will love this 2-bedroom holiday cottage in the very heart of St Ives. It sleeps 4 in a kingsize bedroom and a twin bedroom that can also be configured as a super king bed (in width). The cottage has two bathrooms. There is an enclosed terraced garden with an outside shower and outdoor furniture for dining. The living room has a large sofa, Smart TV and Mustard cabinet to neatly store shoes and coats. The kitchen has a dining table to seat 6, a sofa and TV as well as integrated appliances; dishwasher, washing machine, undercounter freezer and undercounter fridge, oven and 5-ring gas hob. The Garden House is in the heart of St Ives so the shops, cafes, restaurants, beaches and the sea are all on your doorstep. The nearest beach is a minute’s walk away to Harbour Beach. Porthmeor Beach is just 5 minutes from the cottage on foot. 1 well-behaved dog is accepted (no more than 18kgs in weight so medium dogs only) (terms and conditions apply as well as a £50 pet fee per week). There is free WiFi throughout the house. The Garden House provides one allocated parking space at St Ives Rugby Club. This is a 20-minute walk from the house but it is possible to unload luggage before parking (or we recommend using a local taxi!). There are regular shuttle buses from the club to Porthmeor beach from St Ives Rugby Club. 1 well-behaved medium dog weighing no more than 18kgs. Please note, that there is no BBQ at The Garden House. All bed linen, bath towels and utilities are included in the rate.

We really hope that once you're on holiday you are happily self-sufficient by using this 'Essential Info' guide and also the 'Property Folder' which is a guide to your holiday home. It is where you find detailed instructions to work appliances, heating and troubleshooting if needs be (we know things may need a reset or switch off/ on again sometimes for what feels like no reason whatsoever!) Should you find yourselves with a maintenance situation that you can't resolve or a genuine emergency, please call us on [hidden according to Airbnb content policy](our office hours are Mon to Fri 9am - 5pm and Sat 10am - 4pm) or for our out of hours maintenance service, call [hidden according to Airbnb content policy]Arrival and checking in
We will alert you of the key safe code at your check in time of XXXpm (this check-in time is specific to this property) on the day of your arrival via the App followed by a text and then email. Please remember to have downloaded the App before you set off from home for your holiday. If your property is in an area of no reception, as long as you have downloaded the App, it will show you the key safe code at check in time. Please ensure the app is set to 'auto update' on the app store.
The keys will be placed in the key safe at the property ready for check in, so you are free to arrive at the house anytime from the check in time onwards. The key safe is located on the right hand side of the front door. Please always leave a key in the key safe box when you go out during your holiday in case of emergencies, thank you.
If any spillages or accidents occur during your holiday, please contact us immediately so we can attempt to rectify the issue as soon as possible. Excessive cleaning or difficult to remove stains may incur an extra charge. Equally, if you find anything on your arrival that you would like to be rectified, please do contact us as soon into your holiday as possible so we can do what we can to help. Departure and checking out
Check out is 10am and we kindly ask you to respect this in order for the changeover teams to do their jobs punctually. Please be aware that any additional costs and charges incurred due to a late check out will be passed on to the guest.
When you leave on your day of departure, please lock the door and ensure you leave a set of keys in the key safe box.
We ask that you text the housekeeper 24 hours before you leave the property to give them an estimated time of departure. You will find their contact details under the final dropdown heading on the app. It would be great if you could also confirm by text when you have left. If you can't see the housekeepers number below, please ensure the app is updated to the latest version.
It would be fantastic if you would review your stay either using the App or a review invite which will be emailed to you. Your private comments for constructive feedback is also most welcome so we can continue to improve.
N.B. On your departure at the end of your holiday, we ask you leave the property tidied (we don't mean a full clean but presentable and respectfully left for the housekeepers), outside area swept of any sand left during your stay, dishwasher emptied and all rubbish bins emptied and refuse removed from the property.

Unfortunately The Garden House will not be found when using Google maps or similar, however on searching for Academy Place, St Ives, TR26 1HH you will be directed to the street.
Please note that Academy Place is not accessible by car and is a hill, the nearest points are Fore Street (bottom) and Barnoon Hill (top). If parking nearby to unpack we would recommend pulling up at the Barnoon Hill end to offload and walk down, as Fore Street can be extremely busy during peak times and there is no space to pull over. If coming via taxi, Fore Street end would be advised, as it is closer to the property, despite being an uphill walk.
Directions to Academy place (Barnoon Hill end):
• Follow the A30 until you reach the roundabout at St Erth that asks you to take the 2nd exit to St Ives on the A3074. Take this exit. • Go straight over the next two roundabouts, keeping to the right on the second roundabout into Lelant • Follow the A3074 through Lelant and Carbis Bay • Follow the road down into St Ives; passing a Tesco (your nearest drive-to supermarket…) and the Tregenna Castle on the left. • On reaching the Harbour Hotel Spa, follow the road to the right; you are now on The Terrace. Follow this road past the bus station, down into Tregenna Hill (where the shops start). At the cross-roads at the bottom of the hill, take the first left onto Gabriel Street. • Follow the road onto North Terrace until you reach a mini-roundabout. At the mini-roundabout take the last exit onto Bullans Lane. • At the very top of Bullans Lane, turn right onto Alexandra Road. Follow on at the junction to Clodgy View but take an immediate right turn down Windsor Hill • Take the second left onto Carrack Dhu and follow this road down onto Ayr Lane. At the end of Ayr Lane it will join Barnoon Hill. Take a left up the hill. • When going up the hill you will see 'Palma Guest House' on the left hand side and a pull in near a garage on the right opposite. We would recommend pulling up here. Do not leave your vehicle unattended as this is not a parking area. • From here you will need to follow the path down towards 'Academy Place'. You will reach a set of stone step that lead onto a cobbled passageway. And the bottom of the step, do not carry on along the cobbles, but turn right into a passageway. Follow this winding passageway and you will reach a garden gate sign posted 'The Garden House'
Directions to Academy Place (from Fore Street on foot):
• When stood on Fore street, look for 'Atlantic Shore Knitwear' and 'Joules'. Between these two shops are a step of stone steps, leading to a sloped cobble lane • Walk up this lane and before reaching another steep set of steps, there is a passageway on the left hand side. Follow this passageway at at the end of the wiggling passage you will reach a gate sign posted 'The Garden House'. Parking

Your nearest car park is Barnoon Car Park, only a few minutes walk from the property. This car park can get very busy during peak season however. WIFI

The router is found within the kitchen area underneath the wall mounted television.
If internet fails, the first attempt to remedy it should be to reset the router by switching it off, waiting for a few minutes (time to put the kettle on and have a cuppa) and then switching it back on again. If the problem persists, please do let us know and we will try, together with the owner to see if it is something the internet provider can help with. If it is a problem affecting all of St Ives, I'm afraid we will be powerless to resolve the issue. Window Cleaning
The window cleaners in St Ives can start early (from 7am) in order to complete their rounds before the roads become too busy. Please be aware that the scheduled window clean may fall within your holiday dates and so you may hear a slight sprinkle of water and brush sound outside the window on those days. The window cleaners are discreet and certainly do not intend to loiter at the property so will complete their clean as swiftly as possible. Bins
The wheelie bin is located outside the property in the courtyard, within a wooden binstore.
The refuse is collected by a private collection company called HM Refuse and the collection is ordered by Orange Roofs. HM refuse collect the rubbish on your departure day and this is arranged by us.
Please DO NOT under any circumstances put loose items in the wheelie bin. The waste collection company reserves the right to charge upwards of £35.00 for unbagged rubbish and this charge may be passed onto guests. Please see instructions below.
We do leave some spare bin bags however you may need to purchase further if you have a large amount of refuse.
Recycling:
• Please use WHITE/ CLEAR bin bags for all DRY recyclable items 
• All dry recycling items (cardboard, plastic, glass, tins and paper) can be mixed in one bag, however the recycling items can not be mixed in the general waste bin bag.
• Once this is full or before you leave, please securely tie the bags and place in the wheelie bin. The recycling bags and general waste bags are both collected from this bin and sorted at the bin depot.
Non-recyclable waste:
• Please use the bin with BLACK bin bags for all non-recyclable waste.
• Once this is full or before you leave, please securely tie the bags and place in the wheelie bin.
• Both the general waste bags and the recycling bags are collected from this wheelie bin and they are sorted at the bin depot.
Accidents happen! If you break a glass or any dishes, please report to us so we can replace the item but, and most importantly, please wrap these up separately before disposing in the bin. Help us to avoid another accident, the rubbish in St Ives is collected by hand and so sharp, broken glass or ceramics is a real danger to Vaughan and Tristan, our bin men.
N.B Please do not leave bin bags outside or next to the wheelie bins, as they will be ripped apart by the seagulls. House rules for Dogs
If you are bringing a dog we need to bring to your attention to a few house rules. The owner has welcomed your dog to join you on holiday by allowing their property to be 'pet-friendly'. They do expect however the following are respected and adhered to:
1. Dogs are not permitted on any furniture or beds2. Dog hair is thoroughly hoovered up before your departure3. All dog waste is removed from garden4. Dogs are not left unattended in the house at any point during your holiday and are ideally crated if known to chew (dogs can chew when stressed and left alone in a room in a strange home but we trust you know your dog best)
Failure to respect the above will result in additional charges as per our terms and conditions (which were accepted on booking) Outside space
There is an outside tap and hose located to the right hand side of the house entrance behind the wooden gate. Please ensure this is put away neatly after use. There is also a surfboard storage cupboard to the right of the bin shed, the code for the padlock is 7908. Finally there is an outdoor shower to the right hand side of the front door. Electricity
If the electricity fails during your stay, please check the fuse box. You will find this located within the cupboard in the twin/flexi bedroom. Your issue may be resolved by resetting a tripped switch. If the problem persists, please call us. Heating
The Garden House has a Nest system. The dial for this is located in the living room, to the right of the door leading to the kitchen space. The temperature can be adjusted by turning the dial left or right. The boiler is located in the living room cupboard, however it is not necessary to change the settings on this to adjust the heating.
Hot water
Should the heating or hot water fail, please do call us. Water stopcock
The water stop cock is located next to the garden tap (through the wooden gate to the right hand side of the front door). If you find yourselves with a flowing tap that just won't turn off (we sincerely hope not!) then please do switch the water off and call us. Additional information
All bed linen, bath and hand towels, tea towels and bath mats are provided for you. Please bring along your own beach towels. You will also find all kitchen and cooking equipment and in most cases, every home has a hair dryer (but not straighteners!). There will also be an initial welcome pack to see you on your way such as a couple of loo rolls, washing up liquid, a few dishwasher tabs, a sponge, j-cloth, a couple of black bin bags and some cleaning items but you may want to do a shop and bring some more with you for the duration of your stay. Asda, Sainsburys, Waitrose and Tesco all deliver to your holiday property so simply give them the address above for home deliveries. Alternatively, the Co-Op is only a few minutes walk from The Garden House and stocks plenty of essentials.
