Villa Anna, part of a small family resort, is unique and modern villa with 'breath-taking' views over the pool & jet pool & valley to the stunning Dubrovnik Riviera. We are just far enough away from the crowds through the border into the quieter Herzegovina region of BOSNIA. (New faster channels completed December 2019). This villa is part of an ongoing building development, no work is undertaken on our development but light work may be carried out on properties in the area. It sleeps 6 guests. Accommodation offered at Villa Anna is divided between two floors and comprises of three superbly appointed, luxurious bedrooms, each one designed in a contemporary style. The en suite bathrooms are finished with marble tiles and high quality fittings and "his and hers sinks". On the ground floor you’ll find a sumptuous comfortable lounge with Italian leather sofas. Floor-to-ceiling patio doors allow you to enjoy our stunning panorama from the lounge, stretching over the pool, mountains, valleys all the way to the coast. Beautifully designed in a modern and minimalist style, with satellite TV, DVD player, air-conditioning and internet access throughout, a magical place where you can do nothing but relax ! Open plan to the lounge is a fully fitted kitchen with breakfast/ cocktail bar. Complete with fridge/freezer (with water & ice dispenser), microwave, dishwasher and coffee machine. Adjoining is a stylish dining area with dramatic modern chandeliers and table that comfortably seats eight for dinner. The outside space has been landscaped with great attention to detail, precisely planted and with infinity pool & Jet pool designed to melt into the distant waters of the Adriatic Sea. Sun loungers and daybeds are thoughtfully placed to enjoy both sun and shade and there’s a wonderful veranda where you can dine alfresco on barbecued steaks. There is also further WC and shower by the pool. Villa Anna provides a quiet and comfortable ambience for those who seek some quality time with friends and family. It sleeps up to 6. Ideally located just 4 km away from the nearest beaches and restaurants, 6 km from Dubrovnik Old Town and 14 km from the airport.

We stayed at Villa Anna with my family, six adults. Villa Anna is beautiful villa with amazing view. Villa looks quite new and it’s high quality. Place is very private and peaceful, but that’s what we wanted! And it was everything the pictures and description suggest. Renting a car is must. You can not get anywhere without it. We rented our car straight from the co-host Lily. Crossing the border was easy and fast. We waited maximum 25 minutes only one time, while it was busiest. Normally crossing the border takes like 5-15 minutes. The swimming pool is heated from 1.9. In our opinion water was very chilly. When we first came in the villa, water was like 25-29 degrees. Then it went like 19-22 degrees even there was heating on. We asked about this and they say that heating was on but because of strong wind water does not heat up. We could not really enjoy the pool because of this. We were able to go swim, but it felt like going to winter swim in Finland.
Great villa for a family holiday. Very spacious and comfortable throughout. Furnished to a high quality. Villa feels safe and secure. Stunning outside area with two pools and amazing views. Helpful property manager and team. Appreciated the essentials food in the fridge on arrival. You'll need a car to get around. No problems going through border to get to Dubrovnik - the wait ranged from 5-10 mins. Would recommend.
This is a fabulous villa with beautiful views out to sea. We had a wonderful time for the two weeks we were there. Sara and Tamara (local manager) were brilliant and there is a lovely book they leave you, with plenty of great restaurant and activity suggestions. We just needed to plan for the border crossing which does take some time. We had anything between a 5-25 minute wait in July (peak season). It helps not to try it during rush hour or at weekend morning/evening as people travel to and from the coast. The nearest town, Trebinje, is 20 minutes drive. It’s got a great little square with brilliant places for coffee, ice cream and people watching.
This villa was an absolute beauty and everything we could have wanted and more! The check in was easy and quick and Anja met us the next morning to greet us all and show us around the property. The views are outstanding and the facilities in the villa are perfect! The only thing to be mindful of is the wait times at the border which can fluctuate however this had no negative reflection on our stay and would fully recommend booking here if you want a quiet villa with stunning views!

Villa Anna is situated just over the border in the Herzegovina region of Bosnia. Ideally located just 4 km from beaches at Mlini and amenities and 6km from Dubrovnik Old Town and 14km from the airport. NB: To pass through the border is like passing through traffic lights at most times of the year, perhaps traffic lights at road works at the height of the season and weekends. No visas required. Wait times are not guaranteed but with new facilities recently completed it is what we predict.
You must take advantage of the location and enjoy the beautiful 13th Century town of Trebinje in Bosnia or travel further afield to visit Mostar. Less than an hour away, through the mountains is Kotor and the spectacular Fjords in Montenegro.
The village has a small well stocked shop and a 'local' restaurant that our guests enjoy frequenting, they enjoy the food and friendly service and of course the cheaper prices offered in Bosnia.
After a full day out it is wonderful to come back to tranquility and views from every room and terrace!
There isn't any public transport offered in the area and car hire is essential. We have a recommended car rental partner, Ras Renta Car with great deals and importantly -NO hidden extras. Do please enquire during or after booking. There are other car rental places with plenty of options found at the airport. Taxis can also be arranged. I have compiled a brochure with places of interest for you to visit and our recommendations along with directions and tips etc- this you will find in the villa on arrival.
Our staff, if available, will offer a personal taxi service at a lower cost than the regular taxi companies. An example of pricing is € 25-30 to Trebinje and Dubrovnik Old Town, Cavtat and Zaton.
If they are not available a regular taxi can be ordered for you.
