Our eco-friendly, architect-designed barn conversion sits in an acre of land on the edge of a forest looking out over open fields. The barn sits in its own spinney which is for guests' private use. There are a variety of paths for lovely walks with plenty of wildlife. Accessible by a 3/4 mile unmade track, it is a quiet and peaceful place to stay, with a flat, dramatic landscape and fantastic sunsets. Finished to a high standard. The barn has been converted to the highest international standards, with double height ceilings in the large living space and French windows opening onto a patio area with outdoor seating. There are two double bedrooms and two bathrooms as well as an upper gallery space perfect for work or to sit and read a book in. Through cleverly designed insulation, the barn is able to stay warm in winter and cool in summer on its own, though we have underfloor heating for those chillier nights. It is also wheelchair accessible. NB The Internet is 'rural': it is best to download films etc before coming as streaming is problematic. Telephone via internet and news sites etc work well.

This was our second visit and it will not be our last. The garden is amazing and the dogs love it.

Just got back from 4 days away at WLB. If I could own a holiday home this would be it. Absolutely amazing house in the most perfect peaceful location. It was spotlessly clean and had everything we needed. We took advantage of Saran's cakes and meals and they were great!! My dogs LOVED the garden and the treats! They did not want to leave and neither did we. Just perfect!
Absolutely beautiful barn and garden. Fully enclosed garden so no worries with the dogs running round. Cakes by Saran were lovely, highly recommend lemon drizzle cake and scones. Would definitely stay again.
3rd stay and as lovely as always. We absolutely love the peace you get here and the beautiful walks from the door step. Our dogs now recognise it and get very excited when they arrive now. The wrap round garden is also a doggy heaven. Loads of wildlife to, so take your binoculars. Although they do have a pair in the house. The welcome cakes, bread and milk was also appreciated. It’s like a home from home for us and we will continue our yearly trips. Looking forward to our next visit already.

There are various local sites which can be accessed by car or a short and pleasant cycle ride. The flat countryside makes cycling easy for all abilities. Beyond the immediate area, there is a village called Beachamwell with an historic and evocative Saxon Church. There is also Oxborough Hall which is a Jacobian moated house with options for tours round the house and garden as well as afternoon tea. Another local feature is the ruins of Castle Acre which makes for a lovely walk with a pub in the nearby village to stop off on the way. The market town of Swaffham, just a 20 minute drive away, has an excellent weekend market with lots of fresh produce to buy, two lovely local butchers who we use, as well as a variety of supermarkets.
We recommend coming to the Barn by car and there is space for two cars to park or three small ones at a push. Downham Market is the nearest train station, easily accessible from London in under 2 hours. We can make bikes available and there are also lots of good walking routes since it is such a quiet and peaceful area.
