Apart from a few very minor issues, we had a really enjoyable stay. It is set in a beautiful area with the sea within minutes and surrounded by a lovely nature reserve. Lots of great places to walk and explore especially Rye, Winchelsea and Rye Harbour Nature Reserve.

The cutest house by the beach!! Was perfect for my friends 30th birthday! Victoria was super helpful before and during our stay!

We were a party of 6 adults and 2 young children. We found the indoor living areas inadequate for 8. The lounge area has two small sofas, and no coffee table. It was a squeeze to get 6 adults and 2 children seated at the dining table. The kitchen was also small but well equipped. There are three large bedrooms; the fourth bedroom could only fit a 4ft 6'' bed , which could only be accessed from one side, and a chest of drawers.This room was entered from the lounge through a sliding door which gives it little privacy. However all the beds in the cottage were comfortable. The radiators weren't working in the largest bedroom; the owner thought they might sort themselves out . They didn't, but we managed without them. It was difficult to regulate the water in the kitchen and showers, being either scalding or just lukewarm. One of the toilets did not fully empty on flushing. Given the above, and the rather unkept exterior of the property, we felt we had overpaid for our stay.

Great house, amazing location, lovely garden. Would definitely recommend!
