An extraordinarily spacious bungalow with period cottage features - inglenook fireplace, lots of brickwork and beams - despite being a relatively young property (built 2000). There is an excellent flow to the property and feels like a very sociable place to be, it is very well equipped, cosy and warm. Extensive outdoor patio and parking areas. We are extremely proud of our property and want our guests to enjoy it as much as we have. The Paddock is the type of property which appeals all year round. It’s hugely comfortable and welcoming and has the wow factor as soon as you open the front door. It is a bungalow which sits in approximately a third of an acre of land – to enjoy sunbathing, the view across the countryside, barbecues or (our favourite!) enjoying a glass of wine whilst watching the sun go down. Internally, the feature fire place in the sitting room makes you believe the property has been built with Christmas in mind. It cries out for stockings to be hung from the lintel, with a cosy fire lit. We have never enjoyed a Christmas as much as we have done at The Paddock. The fireplace is definitely large enough for Santa to fit! East Barkwith is nestled on the edge of the Lincolnshire Wolds, which is a designated area of outstanding natural beauty, and is often referred to as The Gateway to the Wolds. It lies approximately 15 miles from Lincoln city centre. The Paddock is a two bedroomed bungalow tucked away in the heart of East Barkwith up a lane leading to a farm. The village is full of friendly people with the hub of the community being the village shop. The shop stocks just about everything you could need and it is also a Post Office. There is also the village's cosy pub just a 3 minute walk from The Paddock's front door. The pub also serves fantastic food. The Paddock comprises an incredibly welcoming hallway leading to two large double sized bedrooms (each with its own bathroom); a very spacious sitting room which features an amazing large inglenook-style fireplace with the room itself having stunning views over the Wolds; the sitting room leads round to a snug which has doors opening out onto a small veranda. From the snug you lead through to the kitchen which is incorporated into the dining/garden room – a very social space, well lit and bright - and leads out through double doors onto the patio area. There is also a third separate toilet and a utility room. The kitchen always has a freshly baked homemade cake awaiting guests on arrival. The kitchen is fully equipped with everything a domestic kitchen should have. Tea, coffee, salt, pepper and sugar are all provided together with dishwasher tablets and washing up liquid. Appliances include large oven and hob, separate combined microwave/oven/grill, there is a fridge, dishwasher and breakfast bar. It contains a large food cupboard too. The utility room is an area for cleaning boots after a long walk in the nearby hills. There is of course a washing machine (washing tabs provided) in the utility room and also a freezer. Bedroom 1 has a kingsized bed with abundant fitted wardrobes and drawers. The very large bathroom adjoining has a toilet, two sinks, sizeable shower with seat, and a bath. Bedroom 2 has two single beds, again with abundant fitted wardrobes and drawers. This bedroom has the benefit of a shower room containing sink, toilet and shower with seat. Outside, the property at the rear sees an extraordinarily large patio area with seating – plenty of room for a barbecue (barbecue provided). The rear of the property is very private and quiet, with a large lawn stepped up from the patio area. The garden at the rear is fenced, hedged and gated. At the front of The Paddock there is a very sizeable gravelled area for parking up to six vehicles comfortably, together with two car ports. The Paddock would suit either a family of four (a cot and high chair can be provided on request) or two couples. It’s a fantastic place to have peace and tranquility with a glorious view across the local countryside. East Barkwith is central to many tourist attractions. The City of Lincoln is just 15 miles away with its Gothic Cathedral dating from 1185 and neighbouring Castle built by William The Conqueror nearly 1000 years ago – Lincoln also has a very vibrant city centre for shopping and getting a bite to eat, the Brayford Pool being a particularly popular part of the city with many restaurants along the water’s edge and a cinema there too. Lincoln’s Bailgate area next to the Cathedral has lots of independent shops, tearooms and fantastic restaurants too and plays host to the famous Lincoln Christmas Market held early December every year – the biggest tourist draw to the city in its calendar year. Please check the internet for when events are held in Lincoln. We will try to provide information as and when dates become available. There are three wildlife parks in close proximity – Woodside Wildlife Park is 10 miles away and is home to a variety of animals as is the Wolds Wildlife Park some 12 miles away. Rand Farm Park is 7 miles and is a wonderful place for younger children with farm animals to pet together with café, giftshop and a brilliant outdoor play area. Information on all local attractions can be found on the internet of course and we try to keep up to date information and leaflets in the bungalow for visitors’ use. Market Rasen Racecourse is situated approximately 8 miles away from The Paddock, and Cadwell Park Motorcycle Race Circuit is a mere 13 miles away. You can go open water swimming, kayaking and paddle boarding, etc at Langton by Wragby - the Ocean Water Academy - which is just 5.4 miles away. They only take bookings as opposed to just walking in so do check out their website for exactly what types of activities they offer and to book a slot. Another recommendation would be Wild Pines Park at Market Rasen - this offers rope courses and zip wires amongst the tree tops with differing levels of difficulty and height. Suitable for all ages and is a great family activity. Archery is also on offer there. Wild Pines Park is only 8 miles (13 minute drive) from The Paddock. The historical market town of Louth is 12 miles away and is well worth a visit too – when visiting, always drop in at Hubbards Hills at the edge of Louth for a stroll through the beautiful valley there, or take a walk up the spiral steps of the spire of St James’ Church as the view from up there is stunning. Another town of interest is Horncastle which is 11 miles away from the bungalow – Horncastle has many antiques shops and is well worth a mooch around. If it’s antiques you’re interested in, Hemswell Antiques Centre is 20 miles away and it would be worth setting aside almost a whole day to have a look around there. It comprises several large ex-RAF buildings packed to the rafters with antiques of varying quality and price. It has several cafes there too. Closer to East Barkwith is the small town of Wragby which is just 3 miles away – Wragby can provide you with the opportunity to do a larger food shop than the local village shop. Wragby may be small but it has several pubs which serve fantastic food and there’s also Wragby Maze which, though not huge, is really lovely and worth a visit at the beginning or end of the day. Woodhall Spa is another town which would be worth a visit – being 17 miles away from the Bungalow. There is an open-air heated swimming pool at Jubilee Park which is a must if you have young children and the weather is good. Also at Woodhall Spa is an olde worlde cinema named Kinema in the Woods – this dates back to 1922 and used to be a farm shed, then concert pavilion before becoming a lovely small cinema: it is the only functioning cinema in the UK to use back projection. Prices are very reasonable and there is always an interval where viewers are treated to a gentleman playing either the piano or Wurlitzer – very atmospheric. With the property being situate on the edge of the Lincolnshire Wolds means that you are just a stone’s throw away from the famous Viking Way – a real pull for walkers of all abilities. There isn’t just the Viking Way, there are of course walks all over the Wolds in the area – Ordnance Survey maps are provided in the Bungalow for visitors’ use, with several beautiful walks highlighted by us. The Lincolnshire Wolds is a mecca for cyclists, and there are cycle routes for all ages. Last, but not least, the Lincolnshire Coast is approximately a 45 minutes’ drive away – Mablethorpe and Skegness for a good family day out with lots to do and places to eat and then there’s places such as Anderby Creek and Chapel St Leonards for a more relaxed, quieter seaside day. The beaches are large and sandy, with plenty of space for ball games, long walks and for enjoying peace and tranquility, etc.

This is our second stay at The Paddock and for good reason. We love it here and now the Pub round the corner is up and running well, is a bonus. The weather was mixed, but it doesn't stop us enjoying ourselves. Looks like we will be back again sometime 🙂

Very cosy, comfy beds, well appointed, super spacious, great water pressure, relaxing lighting, cracking fireplace, charming features. We were celebrating our parent’s 60th wedding anniversary and as the bungalow is all on one level it was fantastic for the more mature with seats in the shower and a ramp at the front door. Pamela’s welcome cake was fantastic too!!!

Fabulous place completely met what we needed. Everything is all on one level. So much room and parking so have no hesitation in recommending this bungalow to anyone. Huge rooms that also feel so calm and peaceful, Exceptionally clean with quality linen and all beautifully decorated. Great facilities with everything from wifi, a utility room for muddy boots and an enormous fireplace. The underfloor hearing was sensational and worked a dream despite torrential rain and 45 +mph winds battering the windows. Elderly parents were extremely grateful for underfloor heating and everything being on the same level including walk in showers. Didn't need to touch a dial to keep elderly parents warm. Fabulous fridge/ freezer space in separate utility area meant we could easily clean our boots amd dog. The range of.kitchen facilities gave us great versatility with cooking home cooked food. would love to return.

I don’t know where to start with this property…… it’s simply amazing. We travelled with 2 young children and didn’t have any issues with safety, everything you could imagine was available at the property. I’ve never stayed in property that had such great amenities and stocked with things you wouldn’t even think of. It was comfortable and the cleanest place we’ve ever stayed in. My sons loved it and one even asked if it was for sale as he loved it so much! We’d been travelling a few days before visiting other families, and the utility room with the washing machine was very welcome! Bringing home clean washing is a game changer as most parents will agree! Pam was a super host, very responsive to my messages and we actually had the pleasure of meeting Pam on our departure. We will be using this property again, we have family locally and we live in Essex so it’s just perfect! Thank you again to Pam and her family for making our trip so much better with an amazing property. X
